Head of Asset Management. OUR CLIENT is an established and recognised real estate owner / investor who are expanding and are now looking for a Head of Asset Management to run the Team and a portfolio of Commercial and Residential properties. THE ROLE will include the following duties: Heading up Property Management and Asset Management teams. Responsible for overall strategy and full day to day control of Property Management and Asset Management functions. Setting and monitoring KPI's with commercial and residential property/asset managers. Ensuring proactive management and negotiation of key lease events including rent reviews, break clauses and lease expiries with tenants. Ensuring that statutory compliance and certification is kept up to date. Ensuring that vacant properties are properly marketed with agents, reviewing, negotiating and agreeing HOT's with prospective tenants. Assisting with drafting/amending leases and various other occupational documents and licenses. Approving service charge budgets, demands and apportionments. Supervising year end service charge reconciliations. Overall responsibility for annual insurance renewal ensuring best value. Ensuring timely management of all lease applications for consent including but not limited to alterations, assignments and underletting's. THE PERSON: To apply for this role, you will: Minimum 8 years comparable experience including at least 3 years in a team leadership position. Must have come from a small real estate Consultancy/Practice/Asset Management firm. Happy to work 5 days in the office to start with.
