Maintenance Operative

Overview

The Maintenance Operative will handle both planned and reactive maintenance to ensure the property remains compliant with statutory regulations. Regular inspections of the property's condition, along with accurate reporting, will be required. We seek a competent individual who can work independently within their role and coordinate with internal teams, suppliers, and contractors.

This role also focuses on delivering a high-quality customer experience by responding promptly to reported issues and maintaining the overall condition and repair of the property.

Key Responsibilities and Duties

  • Prioritise and manage all work orders and the allocation of maintenance tasks to ensure these are closed off in a timely manner.
  • Assist the Property Manager with the planning of all the statutory and routine maintenance in accordance with the Property Service Level Agreement (SLA).
  • Respond to reactive maintenance in accordance with the SLA and to keep students and customers aware and informed of the status of repairs.
  • Carry out repair duties across the site as instructed by the Property Manager.
  • Check the quality and standards of work are to a high standard and in accordance with the Property SLA.
  • Identify where specialist input is required and co-ordinate the timely attendance of alternative suppliers/contractors.
  • Manage the sign in and attendance of contractors and that permits for working are in place including utility companies who need to access the site to read the meters
  • At all times follow the Property key handling procedures in respect of sign out and return of keys
  • Carry out semi-skilled maintenance including on the spot repairs, fixing TRV's, adjusting and replacing ball-cocks, sorting air locks, replacing tap washers, unblocking drains, resetting trip switches, adjusting door closures, repairing or replacing locks/barrels and ironmongery, FF&E and signage repairs/replacement, lightbulbs/shade changes, curtain rail/blind repairs and minor redecoration.
  • Undertake a porterage role including, but not limited to, the lifting of white goods, mattresses and loose FF&E.
  • Carry out L8 Legionella monitoring & recording duties.
  • Undertake routine fire alarm and emergency light testing, PAT testing, shower chlorination and any visual checks.
  • Make temporary repairs and signage to make safe trip hazards, broken windows or any risk to occupants.
  • Spot faults or repairs when walking around the building and carry out on the spot rectification or repairs or where repairs need additional time report these to the Property Manager.
  • Ensure that Incident and Accident reporting takes place and that escalation both internally and externally in accordance with the Property Emergency and Crisis Management Plan (ECMP) takes place.
  • Operation and understanding of the security and H&S equipment installed on the premises including CCTV, access control, intruder alarm and fire alarms.
  • Provide immediate assistance in the event of incident or emergency, when requested by the Property Manager.
  • Ensure that all procedures are operated in accordance with the Property Procedures Manual and that all work undertaken is carried out strictly in accordance with property safety protocols.
  • Support student check in and check out activities, assisting with parking management and helping with luggage and any other general student or maintenance support.

Qualifications and Experience

  • Minimum 2-3 years of hands-on property maintenance experience covering all areas of general maintenance including (but not limited to) basics of carpentry, painting, plumbing, electrical
  • Ability to use common tools and equipment for repairs
  • Locally based with access to own vehicle for travel
  • Knowledge of statutory maintenance requirements (fire, water regs, etc.)
  • IT reporting skills
  • Detail-oriented with strong communication skills
  • Relevant vocational training or certifications are a plus
