Maintenance Supervisor

Maintenance Supervisor, 37 K, West London (must live 45 minutes from the location)

The Maintenance Team Leader will directly undertake in house maintenance routines, reporting to
the Maintenance Manager or the General Manager. They should utilise the
equipment, materials and other resources made available to them, work in collaboration with team
members and contractors to ensure the highest quality of service is provided.

The main responsibilities will be :

to undertake and support the ongoing routines of the development, aiming to ensure that maintenance
and risk management tasks are completed in an efficient and timely manner.
Maintenance and risk management tasks of the development will include but is not limited to:

Hands on approach with technical knowledge and project management skills

Drive, lead and motivate maintenance team delegating tasks
 Ensure health and safety is followed at all times and the team is following the
procedures
 Provide general maintenance support to the Development.
 Organise the monthly rota of the maintenance team
 Complete small-scale projects that will be delegated by your Line Manager
Manage the maintenance inventory/stock on the site
 Report defects / incidents and take the corrective action accordingly
Conduct fire alarm testing
 Undertake ad-hoc maintenance tasks not limited to but including - light bulb
replacement, painting, decorating, plaster repairs
 Ensure all tools are maintained and kept securely, only used by authorised personnel.
 Carry out any touch up paint work in communal areas within the buildings, as and when
required.
 Train/induct new or existing team members not limited to but including fire alarm
testing, premises familiarisation, maintenance work flow, systems.
Liaising with the on-site management team, client relationship / support team,
contractors and customers to facilitate risk assessments and routine risk management
tasks.
 Completing risk actions, equipment testing (in and outside of the apartments) and
recording the same : fire alarm testing, tap / show flushing, smoke ventilation testing, water testing, plant room inspections and
sprinkler tests.

  • Always interact in an enthused and empathetic manner
  • Answer the phone politely and emails and any other medium of correspondence politely, identifying yourself and the

POD brand.

  • Respond to complaints or concerns and find the appropriate solution.
  • Be empathetic in relation to our customer's requests, queries, or concerns.
