Property Manager
Location: Pinner
Salary: £32,000 per annum
A client in Pinner is seeking an experienced Property Manager to join their team. This position offers a fantastic opportunity for a professional with at least 3 years of experience in Property Management.
The ideal candidate will have strong problem-solving skills and a dedication to excellent customer service. A passion for the lettings industry, particularly property management, is essential.
Responsibilities:
- Providing landlords with advice and guidance on managing their properties
- Addressing daily maintenance issues and performing routine property inspections
- Organising refurbishment projects, including obtaining quotes and overseeing contractors
- Communicating with tenants and contractors to ensure timely completion of work
- Processing quotes and managing invoices to ensure timely payments
- Conducting detailed property visits and producing accurate reports using online tools
- Ensuring properties comply with Health & Safety regulations and statutory requirements (e.g., gas safety, electrical safety)
- Negotiating end-of-tenancy deposit deductions and handling TDS disputes if necessary
- Managing insurance claims
- Handling utility changeovers and queries
- Coordinating end-of-tenancy procedures and preparing properties for new tenancies
Requirements:
- A minimum of 3 years' experience in Property Management
- ARLA qualification preferred but not essential
- Understanding of current lettings legislation
- Highly organised with the ability to prioritise tasks effectively
- Strong problem-solving skills
- Excellent customer service skills
- Good telephone manner and a positive attitude
- Ability to work in a fast-paced environment
- Knowledge of the local area is advantageous
- Full UK driving licence and own car
