Your new company is an SME house builder that is looking for a Site Manager / Contracts Manager with experience in new build residential schemes to join their expanding team that services an exclusive list of customers in the Bishop's Waltham area. Our client has been trading for seven years and has an annual projected turnover of £2-3 million that delivers projects of value from £150,000 up to £1.5 million. They will have several small projects or one or two large projects that they are delivering in any given year commissioned by recommendations. Due to an expanding set of orders, the Directors require a high performing candidate to take the scheme from the tender awarded stage through the build to the practical completion stage of the project. The projects consist of bespoke residential jobs and some non-residential with varying designs, ranging from traditional builds to timber-frame properties with flat and pitched roofs, as well as refurbishment of existing dwellings.
Your new role is to report to the Directors but be based on site or across several sites to manage 8-10 Projects. Duties would include scheduling the program, coordinating direct and specialist subcontract trades, ordering materials, communicating with the architect, client and stakeholders, being responsible for site safety, quality control, snagging and practical completion. You will be supported by the Directors in the bid process as well as acting as an escalation point as well as back-office staff at the head office for administration of the contract.
What you'll need to succeed is to have previous experience building new bespoke houses as well as refurbishing existing dwellings in the UK. You will have some form of formal training in Site Management / Contracts Manager with a local builder, small main contractor or developer and have a track record of being the number one on site on new-build projects up to £1 million in value. You will be able to manage one or two large jobs per year or 8-10 smaller jobs all at the same time and so be able to complete the job tasks on all the above jobs which are at different stages in their programs. You will have a technical understanding of traditional as well as timber frame build methods, be proficient in IT software systems, be able to communicate at all levels with workers and clients and have a genuine passion for building and bespoke designed projects.

Candidates can also be from a trades background or trained more formally in design / engineering as well.
