Maintenance Operative - East London Build to Rent

Job Overview:

We are seeking an experienced & skilled maintenance technician to oversee and enhance the resident experience & property management within our community.

The ideal candidate will be responsible for various aspects of property management & maintenance , including (but not limited) to: diagnose & conduct in-apartment & amenity space maintenance, defect management, PPM management, contributing to void property & make ready processes and handling 3rd party contractor relationships.

Key Responsibilities:

Building Presentation:

  • Ensure the overall cleanliness of common areas, including lobbies, hallways, and amenities. Manage internal & external cleaning operatives.
  • Collaborate seamlessly with the resident services team to promptly address any issues related to the building's presentation.
  • Carry out regular travel paths throughout the day to monitor and deal with or raise any matters immediately.
  • Carry out general maintenance tasks to maintain standards throughout the building & amenity spaces, such as painting & carpentry

Building & Apartment Maintenance and Defects Management:

  • Oversee and coordinate in-apartment maintenance and repairs efficiently in accordance to your general maintenance skills
  • Manage defect process through builders portal
  • Triage & diagnose maintenance issues more skilled than can be handled in-house
  • Work to a schedule created by the Resident Services Team to attend repairs promptly
  • Lead effective communication with residents to keep them informed about ongoing repair works, scheduled preventive maintenance, or any other access requirements
  • Carry out apartment 'refresh' works
  • Assist with scheduling PPM and M&E servicing with 3rd party contractors
  • Ensure plant rooms are kept tidy and compliant

Resident Experience:

  • Assist with events set up & take down
  • Make yourself available out of hours to address emergencies, showcasing a commitment to uninterrupted service delivery.
  • Provide a personalised experience to residents such as assistance with DIY
  • Contribute to customers satisfaction projects across the development, such as reviews, satisfaction surveys, NPS surveys, and others.
  • Display exceptional communication skills with team members & residents alike

Compliance:

  • Adhere to building standards, statutory compliance & health and safety
  • Keep upto date with new legislation which impacts property management, fire safety and health & Safety
  • Complete the necessary training to work safety within the building
  • Understand & monitor the skills & qualifications needed by 3rd party contractors to work safety within the building
