About the Role

My client is seeking a Building Surveyor to join their Environmental, Cultural, Housing, and Property Services team. You will undertake building contract administration, prepare tender documents, and oversee capital contracts for council-owned housing. This role includes conducting property inspections, managing maintenance services, and ensuring high standards of repair and customer satisfaction.

Key Responsibilities

  • Conduct feasibility studies, stock condition surveys, and prepare specifications and schedules for remedial works.
  • Provide regular updates on capital budget expenditures and maintain financial records.
  • Monitor and supervise contractors for effective work delivery.
  • Prepare and present contract progress and performance reports.
  • Handle customer complaints and take necessary actions.
  • Identify properties for future maintenance programs and carry out condition surveys.
  • Perform pre and post inspections of void properties and prepare schedules of works.
  • Ensure compliance with statutory requirements and respond to legal obligations.
  • Maintain knowledge of Health and Safety, Building Regulations, and other relevant legislation.
  • Foster effective relationships with tenants, stakeholders, and the community.
  • Provide excellent repairs and maintenance services in line with my client's policies and standards.

Interaction and Collaboration

  • Work with councillors, senior officers, and housing managers.
  • Engage with contractors, consultants, tenants, leaseholders, and other customers.
  • Participate in compliance and property groups and stay updated with industry trends.

Essential Skills and Qualifications

Experience

Minimum of 3 years post-qualification in building or surveying, with a focus on repairs, maintenance, and contract administration.

Knowledge

Familiarity with statutory legislation, financial and contractual regulations, Health and Safety, and Building Regulations.

Education

HNC/professional qualification in a building construction-related field or equivalent experience.

Skills

Excellent organizational, communication, and customer service skills. Proficiency in IT, including Microsoft Office.
