Job Title: Sales Negotiator

Job Location: Derby

Salary: £23,200 Basic- £26,200 OTE (+ Referral commission on Conveyancing & Financial Services)

Days / Hours: Monday- Friday / 08:45am - 5:30pm / Alternate Saturdays- 9:00am- 1:00pm (time off in lieu)

Our client is a leading Estate & Lettings business. Job Purpose:

Achieve and exceed team sales targets. Uphold service standards and provide excellent customer service. Maintain applicant database and ensure the accuracy of data. Use effective communication techniques to maximise all opportunities for winning new business from all contacts with clients. Absorb information from senior team members to enhance the learning of negotiation skills and the sale progression process. Cross-sell and promote other company services.

Responsibilities:

  • Attend and contribute to daily morning meetings
  • Work towards achieving office daily/weekly/monthly KPI targets
  • Meet and greet visitors in a polite, friendly and professional manner
  • Register applicants on Jupix & Lifesycle databases ensuring complete and accurate input of data
  • Communicate with and seek out opportunities for Valuation and Financial Services appointments from each applicant
  • Take responsibility for own applicant register especially HOT applicants and review to keep requirements updated to ensure the database is always current
  • Carry out a property match on all newly registered applicants and ensure property details are sent out by e-mail, text or, if necessary, post
  • Set review dates to communicate with applicants within 48 hours to obtain viewings
  • Ensure all new instructions are matched to applicants and sent out by e-mail, text or post.
  • Arrange viewings with vendors or provide accompanied viewing service when necessary
  • Communicate viewing feedback to vendors within 48 hours of viewing
  • Check-in keys for properties where accompanied viewings are to be carried out
  • Book Valuation appointments via Lifesycle - obtain as much detail as possible to assist the valuer and promote other services prior to valuation appointment. Mark valuation appointment as Hot, Warm or Cold.
  • Advise the Admin team of necessary updates to property details on Jupix where necessary,
  • Negotiate offers between applicants and vendors, taking advice from Sales Manager or Senior Negotiator.
  • Keep accurate notes on Jupix of all discussions with all parties throughout the sale negotiation process
  • Qualify all sales with Sales Manager or Senior Negotiator before instructing sales and making "Under Offer"
  • Ensure all information about the sale transaction is complete before transferring details to the sales admin team to issue a memorandum of sale.
  • Attend relevant training sessions to develop knowledge of government legislation regarding estate agency
  • Ensure all compliance procedures regarding AML, GDPR, Estate Agents Act 1979 and Consumer Protection from Unfair Trading Regulations 2008 are being followed and recorded properly

Requirements:

  • Previous Experience: Proven experience in property sales or a related field.
  • Knowledge: Understanding of residential property laws, regulations, and best practices.
  • Communication Skills: Excellent verbal and written communication skills to interact professionally with clients and team members.
  • Organisational Skills: Strong ability to prioritise tasks, manage time effectively, and handle multiple responsibilities simultaneously.
  • Problem-Solving: Resourceful in resolving issues and conflicts that may arise during property sales.
  • Technology: Proficiency in using property software and standard office applications.
