Job Title: Property Portfolio Manager

Location: Dorking Head Office (Surrey)

Work Schedule: Monday - Friday, 09:00 - 17:30 (1-2 days per week working from home)

Are you a dedicated professional with a background in lettings or property management? We are seeking an experienced Block Manager to join our client's property consultancy and manage a diverse residential portfolio of properties with maintenance and repairs.

Role Overview

As a Block Manager, you will oversee a portfolio comprising 500-600 units or 30-35 developments, depending on the mix of flats and housing estates. Your responsibilities will include ensuring all Block & Estate Management duties are conducted in line with lease/deeds, legislation, RICS regulations, and within specified timeframes. You will be supported by a Coordinator, Accounts team, and a Team Leader.

Key Responsibilities

  • Property Management: Day-to-day and long-term management of a property portfolio within the surrounding areas.
  • Client Interaction: Liaise with clients, leaseholders, contractors, professionals, and insurance companies regarding any issues.
  • Meeting Attendance: Attend and chair AGMs, EGMs, and Director's meetings.
  • Contractor Coordination: Instruct contractors for minor repairs and maintenance, ensuring all works meet required standards.
  • Budget Preparation: Prepare annual service charge budgets.
  • Financial Liaison: Work with the accounts team regarding service charge payments, arrears, and invoices.
  • Insurance Management: Ensure necessary insurances are in place and administer some claims with the Block Management Coordinator.
  • Compliance: Advise clients to act in accordance with the lease, legislation, H&S, RICS, and Fire Risk guidelines.
  • Inspections: Conduct annual inspections, or as necessary, of the properties within the designated portfolio.
