Commercial Property Manager
Salary: £40k - £45k + great company benefits
Location: Brighton
Hours: Mon-Fri 9am - 17.30pm
Must have a UK drivers' licence and ideally own transport.

Responsibilities:
- Dealing with leases, become fully conversant with the provisions of all related leases and manage accordingly.
- Responsible for dealing with reviews and renewals of leases, inspections and conduct planned site visits to ensure standards are upheld.
- File inspection reports and ensure any actions are addressed.
- Manage reported maintenance issues efficiently and communicate with all affected parties appropriately.
- Insurance - ensure insurance cover is valid and appropriate for each property and ensure claims are handled promptly.
- Maintaining in-house statutory compliance records and provide reports for clients and the asset register for all properties.
- Ensure all health and safety legislation, policies and recommendations are adhered to.
- Attend meetings and formal events as required.
- Contract management, assess service agreements.
- Prepare budgets, and implement service charge budgets where necessary, with the awareness and adherence to the RICS code of Practice.
- Ensure all planned maintenance schedule is in place for each property and reviewed annually.
- Generate purchase orders, authorise payment of invoices for works associated with service charges or client expenditure.
- Monitor income and expenditure reviews against budget.
The right candidate will have the following skills and experience to apply:
- Great communication and relationship building skills.
- Proven commercial property management experience and be away of all associated legislation.
- Proven background in preparing and implementing service charge budgets and reviewing annual accounts and monitoring income and expenditure against budgets.
- Full UK driving licence.
- Good IT skills inclusive of Word, Excel and using property associated CRM systems.
- Good knowledge of H&S legislation and RICs code of conduct.
- Good client relationship and contract management skills.
