Commercial Property Manager

Salary: £40k - £45k + great company benefits

Location: Brighton

Hours: Mon-Fri 9am - 17.30pm

Must have a UK drivers' licence and ideally own transport.

Please note: Only candidates with a proven background within commercial property management will be considered.

Responsibilities:

  • Dealing with leases, become fully conversant with the provisions of all related leases and manage accordingly.
  • Responsible for dealing with reviews and renewals of leases, inspections and conduct planned site visits to ensure standards are upheld.
  • File inspection reports and ensure any actions are addressed.
  • Manage reported maintenance issues efficiently and communicate with all affected parties appropriately.
  • Insurance - ensure insurance cover is valid and appropriate for each property and ensure claims are handled promptly.
  • Maintaining in-house statutory compliance records and provide reports for clients and the asset register for all properties.
  • Ensure all health and safety legislation, policies and recommendations are adhered to.
  • Attend meetings and formal events as required.
  • Contract management, assess service agreements.
  • Prepare budgets, and implement service charge budgets where necessary, with the awareness and adherence to the RICS code of Practice.
  • Ensure all planned maintenance schedule is in place for each property and reviewed annually.
  • Generate purchase orders, authorise payment of invoices for works associated with service charges or client expenditure.
  • Monitor income and expenditure reviews against budget.

The right candidate will have the following skills and experience to apply:

  • Great communication and relationship building skills.
  • Proven commercial property management experience and be away of all associated legislation.
  • Proven background in preparing and implementing service charge budgets and reviewing annual accounts and monitoring income and expenditure against budgets.
  • Full UK driving licence.
  • Good IT skills inclusive of Word, Excel and using property associated CRM systems.
  • Good knowledge of H&S legislation and RICs code of conduct.
  • Good client relationship and contract management skills.
