Head of Property Management

Objectives:

  • To review and deliver Key Performance Indicators, ensuring high standards are met regularly.
  • Where necessary if not met, then to put improvement plans in place and develop relevant training programs with support.
  • To constantly review the employee performance matrix and highlight updates each month and can highlight any concerns.
  • Communicate frequently with Clients across your team, ensuring they are satisfied with service levels.
  • Issuing of all Major works, accountable for Notices and overseeing works, ensuring that all formalities are adhered to, and all fees are raised.
  • Coach and support the Team.
  • Develop fantastic client relationships.

Responsibilities:

  • Understand Breach of Lease process and demonstrate the ability to resolve breaches of a diverse nature.
  • Management of H&S, FRA, Asbestos, and all other legal requirements.
  • Site Reports and lift engineering works, ensuring that all reports are actioned appropriately.
  • Creating contract orders and signing contracts and adhering to s.20 regulations - Ensure all sites have up to date H&S and FRA including appropriate signage.
  • Support the team to create service charge budgets in line with best practice.
  • Good understanding of creditors, debtors, and cash flow forecasting.
  • Review RAMS for high risk works and have the expertise to challenge contractors.
  • Managing onsite staff ensuring they are performing to their absolute best, including holidays, sickness etc.
  • Ensure all activities are compliant with current legislation and best practice.
  • Conduct site visits and have site visits written up and on the system within a week of site visit taking place.
  • Quality checks all Client reporting.

Requirements:

  • Excellent knowledge of property management principles and procedures.
  • MTPI qualified with at least 5 years' experience.
  • Strong self-motivation to keep improving, learning, and developing.
  • Excellent soft skills when dealing with people to empathise and understand the customers' needs. Good knowledge of QUBE computer system is desirable.
  • Excellent written and verbal communication skills.
  • Track record of directly overseeing major works and carried out the Section 20 consultation process.
  • Experience managing people and developing.
