Property Manager

We are seeking an experienced and motivated Property Manager to join our dynamic team. The ideal candidate will have a strong background in property management, excellent communication skills, and a proactive approach to problem-solving.

Managing a residential property portfolio comprising in excess of 130 units

Have a good understanding of the rental market

Serving of section 8, 21 and 13 notices and assisting with eviction process should it be necessary

Dealing with compliance matters including but not limited to gas safety certificates, EICRs and EPCs

Legal Compliance: Stay up-to-date and ensure properties comply with property regulations and safety standards.

Dealing with tenant maintenance issues and managing external contractors to ensure tenant satisfaction

Ensure property / tenancy documents are correctly filed in accordance with company procedures

Ensure property expenditure invoices are accurately billed e.g. meter readings and liability periods for utility bills and council tax before being sent for payment approval

Emergency Response: Handle urgent property issues promptly.

Tenant Management: Address inquiries, complaints, and disputes professionally.

Property Inspections and Maintenance: Conduct regular inspections, oversee repairs, and organise check-ins/check-outs to assess damages for deposit deductions.

Relationship Building: Build and maintain strong relationships with landlords and tenants.

CRM and Organisational Skills: Learn and master all our CRM systems to track tasks, create detailed reports, and use tools to their full capacity.

Inbox Management: Organise emails to ensure no inquiries are missed, and clients are promptly responded to.

Coordinate with contractors for maintenance or repair issues.

Handle deposit returns, rental arrears, and eviction processes.

Ensure all properties meet health and safety standards.

Good working knowledge of MS Office, including Excel, Word, and Outlook

Minimum 2 years comparable experience.

Comprehensive knowledge of relevant legislation

Accuracy and attention to detail.

Be organized, able to prioritise, manage time efficiently and work to deadlines.

Excellent communication and writing skills.

Ability to work both autonomously and within a team.

Shows initiative.

Ability to exercise judgment.

Enjoys working as part of a team.
