Key Responsibilities

Project Responsibilities

  • Serve as the project technical lead from inception through construction and handover phases, including preparing drawings, BIM models, specifications, tender and construction information, and managing interactions with clients, contractors, and suppliers.

  • Collaborate as an integral member of a project team, performing duties expected of a competent, qualified design professional, including but not limited to:

  • Defining, recording, and maintaining project brief information from the client and/or other relevant parties to determine design input information.

  • Providing technical input for feasibility studies and strategy documents.

  • Preparing tender information, including service layouts, schematics, and accompanying documents such as specifications.

  • Utilizing BIM models.

  • Preparing detailed designs and construction details for entire projects, buildings, elements, or components in line with current building practices.

  • Clearly communicating proposed solutions to all design team members and client team.

  • Attending meetings, taking, preparing, checking, and issuing minutes when required.

  • Acting as the point of contact for technical and construction matters.

  • Coordinating the design of construction elements, including work by consultants, specialist contractors, and suppliers.

  • Ensuring design outputs, interfaces, and verification procedures meet GAA's quality requirements.

  • Notifying the Project Director when allocated project resources are insufficient.

  • Calculate, adjust, and agree on requirements and costs for project resources based on information provided by the Project Leader.

  • Monitor and report on the progress of the technical workload to the Project Leader, ensuring resource utilization remains within the agreed budget.

Experience and Qualifications

  • Essential: Degree in Architectural Technology.
  • ACIAT/MCIAT qualification or equivalent relevant UK experience within an architectural/technical practice.
  • Residential sector experience, specifically in delivering high-density projects from stages 3-7.
  • Strong proficiency in Revit and/or AutoCAD.
  • Proven track record of delivering projects to a high technical standard.
  • Experience managing projects from inception to handover within the residential sector.
  • Experience working in a multi-disciplinary environment.
  • Site experience.
  • Proven commitment to high performance and dedication to professional learning and development.

Essential Skills and Knowledge

  • Strong technical design and detailing skills.
  • Thorough knowledge of UK Building Regulations and construction methods.
  • Have awareness of the legislative changes that are occurring to the legislative and regulatory framework and illustrate how they are actively involved in implementing these changes
  • Have experience acting as a CDM and a BC Principal Designer or show that they have shadowed or worked with a senior lead assisting in this role.
  • Familiarity with regulatory design standards commonly used in the residential sector.
  • In-depth technical knowledge of residential projects.
  • Ability to produce and coordinate comprehensive working drawings packages for Design & Build contractors.
  • First-class Revit and/or AutoCAD skills.
  • Fast, efficient, and meticulous drafting skills.
  • Advantageous: NBS specification writing experience.
  • Excellent interpersonal and communication skills, with the ability to build and maintain strong collaborative working relationships.
  • High level of intellect and logical thought processes, with good judgment.
  • Exceptional organizational skills with the ability to prioritize, multi-task, and manage time effectively.
  • Ability to take responsibility, meet project deadlines, and work independently as well as collaboratively as part of a team.
  • Exceptional attention to detail and ability to produce accurate work.
  • Excellent problem-solving skills and proactive initiative.
  • Good knowledge of NHBC and other warranty bodies' requirements.
  • Familiarity with Microsoft Office packages.
