Adecco Housing & Property Services is seeking a dedicated and skilled Property & Facilities Manager to join the housing team on a temporary basis. This is an exciting opportunity to manage and coordinate their Facilities Services team, ensuring the delivery of high-quality premises management services. As the Property & Facilities Manager, you will play a key role in maintaining compliance with statutory, regulatory, and contractual requirements, while also fostering strong partnerships with stakeholders.

Key Responsibilities:

  • Manage and co-ordinate the Facilities Services team, ensuring performance targets are met
  • Maintain partnership working to ensure a seamless service to customers
  • Represent the organisation and its services externally, enhancing its professional reputation

Facilities Management:

  • Conduct necessary asset inspections, compliance checks, and produce relevant reports
  • Project manage the agreed Life Cycle Programme
  • Monitor Help-desk logs and follow up on any performance failures
  • Provide cover for the help-desk by logging calls and arranging for repairs to be carried out
  • Responsible for the 24-hour emergency call-out service, ensuring efficiency and cost-effectiveness
  • Monitor relevant Facilities Management budgets and investigate any energy spikes

Maintenance:

  • Ensure weekly planned maintenance visits for all schemes and timely completion of repairs logged via the help-desk
  • Conduct statutory testing within required timescales and complete logbooks and record cards
  • Complete Monthly Planned Preventative Maintenance generated from the annual schedule
  • Ensure completion of agreed actions from Fire Risk Assessment within agreed time frames
  • Oversee void inspections and necessary repairs and re-decorations
  • Liaise with contractors for planned maintenance and check and sign off work upon completion
  • Organise daily work of maintenance team members
  • Report recurring faults and concerns regarding service contractors to the Head of Operations
  • Advise the Head of Operations on any identified Planned Preventative Maintenance

Health and Safety:

  • Consistently implement the organisation's Health and Safety procedures
  • Implement procedures to prevent cross-contamination in all services
  • Contribute to Risk Assessment activities and implement appropriate actions
  • Produce and implement safe system of work guides for all activities
  • Implement Fire Drills/reports and follow up on actions

Staff Management and Supervision:

  • Manage relief staff rota to ensure full staff availability according to service agreement requirements
  • Effectively manage staff performance and identify training and development need
  • Deliver basic refresher training and identify additional training needs within the Facilities Management Team

Other:

  • Undertake additional duties as required by the Senior Management Team
  • Deputise for the Operations Manager in their absence

Person Specification:

Essential Skills and Experience:

  • Experience delivering Facilities/Property Management Services
  • Proven experience working within strict service agreements
  • Proven staff supervisory skills
  • Good IT skills, including Microsoft Office
  • Excellent verbal and written communication skills
  • Attention to detail, methodical work practise, organised, reliable, and motivated
  • Full driving licence and own vehicle
