Position: Building Manager

Location: Rathbone Market, Barking Road, E16 1EH

Working Hours: Monday to Friday 0900 - 1715

Salary: £45,000 - £55,000 (depending on experience)

Development Details:

Rathbone Market is an award-winning mixed-use development comprising of 650 apartments across 10 blocks and commercial space. The development is conveniently located on the north side of the A13 or close to Canning Town Station.

Job Description:

  • Managing the day to day running of the estate and ensuring operational excellence at all times.
  • Supervise all contractors and service providers, ensuring all works undertaken are of a high quality and cost effective.
  • Ensure the communal areas and equipment are maintained to a high standard.
  • Inspect the common parts to identify repair requirements, health and safety risks and ensure service standards are being maintained. Immediately take action to mitigate or resolve health and safety risks, escalating to the Property Manager when required.
  • Take ownership of day-to-day maintenance issues, contact and liaise with contractors. Keep track of the issues until resolved.
  • Ensure all Health & Safety audits are up to date, all actions are monitored, recorded, and completed.
  • Supervise the Assistant Building Manager, Caretakers and Cleaners. This includes training, performance management, appraisals etc.
  • Attend to any leaseholder enquiries and foster collaborative relationships that are to the betterment of the development.
  • Proactively manage the relationship with residents ensuring a good service and timely communications.
  • Carry out programming of equipment (fobs, fire alarms, electronic barriers, etc.), as agreed with the Property Manager. Undertake regular audits of the development ‘access equipment' to ensure provisions have been correctly allocated to the right individuals.
  • Attend site / client meetings as and when necessary.

Qualifications and Skills:

Candidates for this position should have the following skills and qualifications:

  • Must have experience working in the residential block management sector.
  • Must have knowledge of the residential property management sector, including related industry legislation and best practices.
  • Experience with managing contractors and service providers with a good understanding of M&E and understanding of plant for a large estate.
  • Must have experience managing a small onsite team.
  • Customer orientated, ensuring the residents are receiving the best possible level of service.
  • Client-focused, flexible, organized, self-motivated, and able to work to tight deadlines.
