Project Surveyor / Construction or Maintenance Industry Experience

Surveyor with previous experience of working in the construction and/or property / maintenance industry and good knowledge of housing regulations, building codes and safety standards, is required to join a well-established housing association based in Ealing, West London.

Whilst an HNC/Degree in surveying, civil engineering, construction or related field would be ideal, candidates with demonstrable experience who are willing to work towards a qualification will also be considered.

This role is known within the organisation as a Partnering Surveyor

SALARY: £46,000 - £47,500per annum+ Generous Benefits (see below)

LOCATION: Ealing, West London(W5) - office based role with mobile and flexible working across London

JOB TYPE: Full-Time, Permanent

WORKING HOURS: 35 hours per week, Monday to Friday

KEY REQUIREMENT: You must hold a full UK Driving Licence and have access to a vehicle for work purposes

JOB OVERVIEW

We have a fantastic new job opportunity for a Surveyor with previous experience of working in the construction and/or property / maintenance industry and good knowledge of housing regulations, building codes and safety standards.

As the Surveyor, you'll be part of a team delivering a range of surveying activities across the organisation's property portfolio including disrepair and damp and mould cases. You and your team members will play a key role in ensuring their housing assets remain safe, compliant, and well-maintained through good surveying practices and project management.

Working as the Surveyor, you'll be providing a broad range of services such as conducting inspections, delivering detailed reports, diagnosing repair needs, assessing suitability of aids & adaptations, and overseeing property projects from start to finish. You will work alongside dedicated Case Managers to ensure cases progress, and customers are kept fully informed of what's happening with their homes.

DUTIES

Your duties as Surveyor will include:

Overall

  • Conduct regular surveys, inspections, and assessments to manage and maintain the property portfolio
  • Assess properties for suitability of proposed adaptations for customers
  • Work with maintenance teams to plan and schedule repairs, renovations, and improvements based on survey results

Compliance & Regulations

  • Ensure all properties meet current building codes, safety standards, and regulatory requirements
  • Stay up to date with the latest changes in legislation and industry standards impacting housing associations

Surveying & Inspections

  • Conduct property surveys and inspections to assess the condition of housing units, common areas, and external structures
  • Provide guidance on damp and condensation issues, using a range of equipment for accurate diagnosis and remedies
  • Survey properties to establish suitability of the installation of Aids & Adaptations
  • Offer professional technical advice, preparing reports, and providing information to be used in hearings
  • Review and approve repair solutions outside of standard contracts

Financial

  • Contribute to the management of budgets and maintain cost control using the NHF Schedule of Rates (M3NHF)
  • Monitor project expenditure and ensure cost-effective solutions without compromising quality
  • Approve invoices for contractor work

Risk Management

  • Monitor and report on costs, timelines, and Health & Safety
  • Carry out post inspections of works to ensure customer satisfaction and effective maintenance of assets

Complaints

  • Take proactive steps to manage and resolve complaints effectively
  • Ensure complaints are fully investigated and resolved within your remit

CANDIDATE REQUIREMENTS

  • GCSE level (or equivalent) in Maths and English (Grades A* - C)
  • HNC/Degree in surveying, civil engineering, construction, or a related field. Willing to consider candidates with demonstrable experience and are willing to work towards a qualification
  • Previous experience in the construction or maintenance industry, with a strong understanding of housing regulations, building codes, and safety standards
  • A good knowledge of the causes and remediation of Damp and Mould. with a good understanding of HHSRS and related legislation
  • Ability to produce technical specifications, reports, and correspondence using Microsoft applications
  • Excellent communication and interpersonal abilities
  • Full UK driving license and access to a vehicle required
