Role: Property Manager - Sales, Lettings, & Coordination

Location: Hull

Salary range: £40,000 to £55,000

Are you ready to take on a dynamic and varied role within the property sector? We're seeking a proactive and commercially savvy individual to join a large letting and property maintenance team, reporting directly to the Head of Operations. With several developments housing unsold new homes, they need a strong coordinator to manage and streamline operations across sales, lettings, and snagging.

Key Responsibilities:

1 Sales Coordination & Marketing Oversight: Collaborate with independent sales agents to ensure marketing efforts are effective, and show homes are impeccably presented.

2 Snagging & Post-Sale Customer Care: Work closely with the snagging team and tradespeople to ensure all post-move snags are promptly addressed, ensuring high levels of customer satisfaction.

3 Negotiation & Cost Management: Where necessary, negotiate with trades to secure competitive pricing for required works.

4 Property Management & Compliance: Oversee both rented and sold properties, ensuring all landlord obligations, including annual safety checks and tenancy deposit scheme compliance, are met.

5 Tenant Management: Monitor rent payments and manage tenant defaults as necessary.

6 Site Visits: Regularly travel to various sites, including locations in Worksop, Gainsborough, Formby, Halifax, and possibly Flamborough.

7 Tenancy Agreement Drafting: Draft Assured Shorthold Tenancy Agreements using templates, ensuring compliance with current legislation.

8 Future Development: As properties are sold and snagging is completed, transition into supporting our Loans business, particularly in managing and selling repossessed properties.

9 Workload & Subcontractor Management: Handle a diverse workload with a commercial mindset, managing subcontractors effectively.

10 On-Site Customer Interaction: Engage with customers on-site, providing updates on progress and addressing any immediate concerns.

11 Customer Complaints Handling: Address any customer complaints while on-site, coordinating with our dedicated complaints management system.

Compensation:

  • A competitive salary package, expected in the range of £40,000 to £50,000, depending on experience.
