Job Title: Property Manager

Location: Swindon (Hybrid)

Salary: Up to £52,000 D.O.E

Our well known client is looking for a Property Manager to join their team due to a retirement in the business.

The ideal candidate will provide Real Estate expertise and advice to the business to aid decision making on property management events.

With a hybrid and flexible working from the head office in Swindon with some visits when required.

About the role

Management of transactional and settlement negotiations, providing recommendations to the Services Director and Property Steerco overseeing legal due diligence to completion.

Review and audit Rents, rates, service charges and other occupational charges, identifying opportunities for cost mitigation where possible.

Manage the relationship between the business its landlords, tenants and managing agents to ensure good estate management principles so that business operations can function without disruption and nuisance.

  • To undertake the day to day management of the property portfolio, comprising c. 50 units / leases.
  • Undertake rent reviews and lease renewals in line with business strategy.
  • Manage assignments and landlord consents.
  • Ensure vacant units are sublet on best possible terms.
  • Manage tenant compliance within lease terms and repairing obligations.
  • Coordinate inspections of premises for management, lease and statutory purposes, including repairs and dilapidations.

About you

  • Strong proficiency in property management, lease management, and understanding of commercial leases.
  • Experience working with solicitors to complete heads of terms, leases, licences to alter, and other legal documentation.
  • Commercially driven and has a strong understanding of financial performance and budgeting procedures.
  • Extremely organised with the ability to proactively identify priorities that manage the demands of the role and business needs.
  • Ability to work independently, ensuring that regular communication updates are provided to stakeholders.
  • A relevant degree or qualification related to Building Surveying
  • An excellent communicator, able to communicate well with departments across our business, contractors and landlords.
  • Associate Member (AssocRICS) or working towards Chartered (MRICS)
