We are delighted to be hiring an experienced Disrepair Surveyor who is a meticulous individual with excellent technical knowledge, strong communication skills, and the ability to work independently and as part of a team. You will be responsible for undertaking thorough property inspections, preparing detailed schedules of disrepair works, providing expert witness reports, and assisting legal professionals in resolving claims.
Key responsibilities
- Conducting detailed inspections of residential and commercial properties to identify and document instances of disrepair, ensuring compliance with relevant legislation and standards.
- Diagnosing defects and providing expert recommendations to resolve Housing Condition claims
- Preparing comprehensive and accurate Schedules of Disrepair, clearly outlining the nature, extent, and cause of the defects, along with recommended remedial works.
- Producing high-quality, impartial expert witness reports suitable for use in legal proceedings, adhering to Part 35 of the Civil Procedure Rules.
- Providing clear and concise advice to clients (including landlords, tenants, and legal representatives) on disrepair matters.
- Attending site meetings, joint inspections with opposing surveyors, and court appearances as required.
- Maintaining a strong understanding of relevant legislation, case law, and industry best practices related to disrepair.
- Potentially mentoring junior surveyors or providing technical guidance within the team.
- Provide expert advice on Housing Condition cases, making informed recommendations for financial settlements in conjunction with legal teams.
- To comply with BD Groups Health & Safety Policy and associated procedures, ensuring one's own health & safety and health & safety of colleagues, clients and visitors.
Qualifications:
- A relevant surveying degree qualification (CIOB as a minimum) / Full membership of the Chartered Institute of Building (COIB) or equivalent relevant professional body.
Experience:
- Demonstrable experience in undertaking surveys and preparing Schedules of Disrepair for legal disrepair cases.
- A thorough understanding of relevant housing legislation, landlord and tenant law, and building regulations.
- Proven experience in acting as an expert witness and preparing Part 35 compliant reports.
- Excellent technical building pathology knowledge and diagnostic skills.
- Familiarity with the Civil Procedure Rules (CPR) and court procedures.
- Experience with disrepair software or databases would be beneficial.
- Full UK driving license and access to a vehicle for site visits.
