Commercial Manager

Our client is a Main Contractor based in the North East, predominantly overseeing the construction of commercial buildings within the industrial and retail sectors. They are seeking a talented and experienced Commercial Manager to join the core team.

Role Overview: As a Commercial Manager, you will be responsible for overseeing all commercial aspects of projects, ensuring they are completed efficiently, profitably, and to the highest standards. You will play a critical role in managing project finances, contractual obligations, and risk management, while maintaining strong relationships with clients, suppliers, and subcontractors.

Key Responsibilities:

  1. Financial Management:
  • Prepare and manage project budgets, ensuring cost control and profitability.

  • Monitor project expenditures and forecast financial outcomes.

  • Conduct regular financial reviews and provide accurate financial reports to senior management.

  1. Contract Management:
  • Oversee the preparation, negotiation, and management of contracts with clients, suppliers, and subcontractors.

  • Ensure compliance with contractual terms and conditions, and manage any contractual disputes.

  • Evaluate and manage risks associated with contracts and propose mitigation strategies.

  1. Cost Control and Value Engineering:
  • Implement effective cost control measures and identify opportunities for cost savings.

  • Lead value engineering efforts to optimise project costs without compromising quality.

  • Conduct regular cost analysis and provide recommendations for cost improvements.

  1. Tendering and Estimating:
  • Lead the preparation and submission of competitive tenders and bids for new projects.

  • Analyse tender documents, specifications, and drawings to prepare accurate cost estimates.

  • Collaborate with the project team to develop comprehensive bid strategies.

  1. Project Management Support:
  • Provide commercial support to project managers throughout the project lifecycle.

  • Monitor project progress, identify any commercial issues, and implement corrective actions.

  • Ensure projects are delivered within agreed timelines and budgets.

  1. Stakeholder Management:
  • Develop and maintain strong relationships with clients, suppliers, and subcontractors.

  • Act as the main point of contact for all commercial matters, ensuring clear and effective communication.

  • Resolve any commercial conflicts or disputes in a timely and professional manner.

Qualifications and Experience:

  • Degree in Quantity Surveying, Construction Management, or a related field.
  • Proven experience as a Commercial Manager within the construction industry.
  • Strong knowledge of construction contracts, cost control, and financial management.
  • Excellent negotiation, communication, and interpersonal skills.
  • Ability to work under pressure and meet tight deadlines.
  • Proficiency in commercial management software and Microsoft Office Suite.
