Job Advert: Repairs Supervisor

Are you an experienced professional in building maintenance, looking for a new challenge? We are seeking a skilled Repairs Supervisor to join our Property Maintenance team. This role is pivotal in ensuring our building maintenance team operates efficiently, safely, and in line with our Health and Safety Policy.

Key Responsibilities:

  • Team Supervision: Coordinate and supervise the building maintenance operatives to ensure the most cost-effective use of resources. Advise the Repairs Manager on resource requirements for individual jobs.
  • Work Standards: Ensure all work is carried out within the priority period and to a high standard.
  • Pre-Inspection: Pre-inspect work to identify content, duration, and materials required. Liaise with surveyors to clarify any ambiguous descriptions before work commences.
  • Scheduling and Materials: Produce detailed schedules of works and specify job requirements. Pre-order non-stock materials and arrange delivery to site when required.
  • Performance Monitoring: Monitor the delivery of repairs in line with agreed policies and performance standards. Work with planners to ensure works are correctly appointed with adequate time allocation.
  • Compliance Inspections: Conduct site compliance inspections to ensure equipment such as ladders, portable appliances, fire extinguishers, and first aid kits are within inspection dates and that daily van checks are completed.
  • Post-Inspections: Carry out post-inspections of selected completed works to ensure materials, time, and plant usage are correctly recorded. Investigate complaints of poor workmanship.
  • Contractor Management: Organise and control contractors engaged by the building maintenance department.
  • Reporting: Work with the repairs coordinator to report post-inspection and Health and Safety inspection results to Area Managers. Assist with any completed work queries and answer correspondence related to repairs and maintenance complaints.

  • Customer Care and Diversity: Promote best practices in customer care, equality, and diversity. Arrange relevant training for the building maintenance team.

  • Health and Safety Compliance: Adhere to and promote Health & Safety policies, ensuring compliance with relevant regulations.

Knowledge & Experience:

Candidates must demonstrate substantial knowledge and experience in the following areas:

  • Coordinating and delivering a wide range of building repairs.
  • Working with both direct and indirect labour.
  • Diagnosing building faults across various property types.
  • Delivering projects within budget.
  • Understanding construction-related health and safety regulations.
  • Knowledge of planning and building regulations.

Qualifications:

  • Expertise in maintenance delivery.
  • Current driving licence.

Decision Making:

  • Prioritising resources and diagnosing repair solutions.
  • Deciding on the most cost-effective repairs.
  • Approving expenditure on repairs delivery.
  • Initiating corrective action for poor performance.

Creativity and Innovation:

  • Identifying and implementing service improvements.
  • Flexibility in delivering building repair requirements.

Job Scope:

  • Managing a building maintenance team of 12 or more employees.
  • Responsibility for budget up to £50K.
  • Maintaining council-owned properties.

Contacts and Relationships:

  • Maintain good relations with tenants, leaseholders, and users of council-owned property.
  • Collaborate with premises managers and tenant/leaseholder representative groups.
  • Produce standard letters, reports, presentations, and form templates.
  • Work closely with other partners such as planners, surveyors, and managers.
