Property Manager
- Annual Salary: £42,000 - £52,000 plus car allowance

We are seeking a forward-thinking Property Manager who is proactive and eager to stay ahead of the curve. This role is designed for someone who prefers a hands-on approach, offering a hybrid working model that combines the flexibility of working from home with the necessity of being on-site at our head office in Swindon.
Day to Day of the Role:
- Engage proactively with the property market, building strong relationships with agents and landlords.
- Manage a portfolio of 50 properties, primarily warehouses, including one head office location, all of which are leased.
- Drive negotiations to secure more cost-effective lease deals and strategically plan site changes.
- Conduct rent reviews, lease renewals, and manage assignments with landlord consents.
- Oversee tenant compliance and manage the day-to-day operations of the property portfolio.
- Coordinate inspections and manage repairs and dilapidations.
- Travel as necessary for site visits and face-to-face meetings, putting strategies around rent reviews and planning for site changes.
Required Skills & Qualifications:
- Recently qualified individual who prefers an in-house role over working for agencies like Savills.
- Member or Associate Member of the Chartered Surveyors or on the path to becoming chartered, though candidates with equivalent experience will also be considered.
- Experience in the private or commercial sector is essential.
- Strong negotiation skills and the ability to be proactive in front of the market.
- Willingness to travel for site visits and face-to-face meetings.
- Potential to grow into a senior position, demonstrating the opportunity for career advancement within the company.
