Part-Time Building Surveyor

The London Quakers Property Trust is a charity that has existed for over three hundred years.

Our primary responsibility is to provide spaces for Quakers to worship in London.
LQPT has an extensive and interesting property portfolio across the city. The properties are maintained and improved through a cyclical programme of planned periodic maintenance (PPMs or quinquennial surveys) and repairs/improvements works. We own 32 Quaker Meeting Houses across London, 9 of them are Grade II Listed.

Two 'new' Meeting Houses have been built in the last 10 years, including a 'passive house' standard building. We have two Meeting Houses that recently vacated and are ready to find a future.
LQPT also holds a small portfolio of residential properties, half of them are currently let at market rent levels. The other half are used by resident wardens. These properties need to be kept in good condition through planned periodic maintenance and upgrades on some of them is overdue. This role will spend some time planning the next five years of repairs and maintenance.
Finally, we are in a time of extensive internal and social change with increasing levels of deprivation and rising building costs. As a charity, we need to decide what our future will look like and what the next steps should be. Your new role

Plan and deliver the agreed Periodic surveys (between 4 to 6 a year) and liaise with local premises committees.
Ensure work is completed to a standard which complies with current regulations, technical manuals, and health and safety.
Plan, design, specify, tender, commission and manage approved planned maintenance works (the quinquennial programme and other agreed building works or projects.) This will require visiting sites and may involve working closely with design consultants to determine scope, products, costs and budgets.
Secure and manage good quality contractors ensuring at pace delivery of the agreed Planned Periodic Maintenance works programme for the year and any other works arising.
Plan and manage the procurement of maintenance contracts for agreed work streams (e.g Annual Electrical/gas checks).
Provide expert advice, responses and action on any emergency work, current and arising.
Maintain up-to-date records, write reports and communicate effectively and regularly about the progress of work with staff, trustees, premises clerks/committees and any other stakeholders.
Ensuring that all health and safety checks are completed and recorded.
Liaise with residential managing agents on lettings.
Provide technical advice and to support the development of others within the immediate team and premises committee volunteers.
Providing regular performance updates and advice to the Senior Manager on all aspects of the property portfolio.
Assist with the review of maintenance systems, consider and suggest improvements to our service.

What you'll need to succeed
Formal Qualifications Ideally, MRICS or MCIOB qualified Building Surveyor with a personal and professional dedication to your ongoing development and can-do attitude.Experience (Essential)5 years of experience post qualification working as a building surveyor (commercial or residential)Experience in budget setting (estimates for works) and management.
Managing contracts & contractors (JCT contracts, tenancies etc.)Knowledge (Essential) Excellent technical knowledge and expertise in the field of building surveying including completing structural and component surveys of our Meeting Houses, sourcing and managing contractors (Design, specification and tender).
Strong working knowledge of office software and advanced knowledge of spreadsheets or other suitable information management tools.
Knowledge or access to trustworthy contractors
