Facilities Maintenance Operative

Overview:We are seeking a dedicated and skilled Facilities Maintenance Operative to provide comprehensive facilities support. The Facilities Maintenance Operative will be responsible for ensuring the technical maintenance and safety of our offices, managing building systems, overseeing improvement and repair works, and coordinating with on-site contractors. The ideal candidate will prioritise safety, adhere to technical instructions, and possess strong problem-solving abilities.

Responsibilities:

  • Maintenance of building assets for the purpose of compliance, supporting business outputs and creating a safe and pleasant working environment for staff and visitors.
  • Manage 3rd party contractors delivering planned and reactive maintenance/projects works.
  • Contractor induction and supervision - enforce security guidelines & permit system, training and inducting contractors where required (hot works, manual handling, working at height)
  • Conduct planned preventative maintenance (PPM) schedule for required areas, equipment and appliances
  • Plan and manage organic maintenance and improvement projects
  • Maintain building records and statutory documents to ensure all offices are compliant
  • Manage building services such as FCUs, emergency lights, fire alarms, planned maintenance, reactive maintenance, fault finding
  • Maintenance of lighting, power distribution, electrical fault finding, PAT testing
  • Support the installation and commissioning of new plant, machinery and equipment
  • Building handover after any new refurbishments/fit outs by Real Estate Projects Team
  • Effectively manage time and be highly organised in repair schedules
  • Plumbing works, Joinery, Painting and Decorating
  • Maintain the security and fabric of the office and its contents
  • Proactively inspect fabric and assets resolving/escalating issues where required
  • Test/inspect equipment as required (security systems, portable appliances etc)
  • Comply with the requirements of Health and Safety, other relevant legislation and company policies
  • Implement SHEQ measures and assure compliance
  • Mentor apprenticeships
  • Grounds maintenance as required
  • Carry out weekly fire alarm test

Qualifications:

  • Ability to communicate effectively, both internally and externally
  • IT literate
  • Pro-active can do attitude
  • Self-motivated
  • Ability to multi task, work under own initiative and remain customer focused whilst under pressure
  • Flexible approach to responsibilities and remit in a changing environment
  • High level of professionalism, trust and integrity
  • Basic knowledge of H&S regulations and requirements
  • Professional presentation and telephone manner
  • Discrete and flexible
  • Full UK driving licence
  • Experience in managing projects and contractors
  • Experience of working in a building maintenance environment
