What you need to know about the role...

This is an amazing opportunity to join us in a period of growth and development. Reporting directly to the Property Director, this is a great opportunity for a highly driven and experienced surveyor from the retail/leisure sector to join our business.

You will work as an integral part of the property team and play a crucial role in identifying key locations for new site openings in the North of England and Scotland, building strong relationships with commercial property agents and Landlords to secure top locations ahead of the competition.

Main job activities would include:

Market Research and Analysis:

  • Conduct comprehensive market research to identify potential acquisition opportunities.
  • Analyse market trends, economic data, and real estate forecasts to inform acquisition strategies.

Property Evaluation:

  • Undertake initial appraisal of the property and location for a potential successful gym operation considering accessibility, local demographic, visibility, competition and physical suitability
  • Assess the financial, planning and legal aspects of potential properties to determine viability and profitability.
  • Working with our external advisors perform all necessary due diligence
  • Collaborate with gym operational teams to consider all aspect of the proposed location
  • Support property project managers in undertaking detailed technical appraisals and due dilligence

Financial Modelling and Analysis:

  • Develop financial models to evaluate the profitability and projected return on investment (ROI) of potential new gyms
  • Prepare and present a consolidated site appraisal

Negotiation and Deal Structuring:

  • Lead negotiations with Landlords, agents, and other stakeholders to secure best financial terms considering the overall appraisal and site performance
  • Structure deals that align with the organization's financial and strategic objectives.

Stakeholder Engagement:

  • Collaborate with internal teams, including finance, operations, gym product and marketing, to ensure alignment and facilitate smooth acquisition processes.
  • Build and maintain relationships with external stakeholders such as brokers, investors, and local government officials.
  • Maintain engagement with gym operations, marketing and gym opening teams to see a gym through to successful launch

Strategic Planning and Execution:

  • Develop and implement acquisition strategies that support the company's long-term property portfolio goals.
  • Identify and develop strategies for developing the gym regional and city networks

Compliance and Risk Management:

  • Ensure compliance with all relevant laws, regulations, and industry standards.
  • Identify and mitigate risks associated with property acquisitions.

Leadership:

  • Foster a productive and inclusive team environment.
  • Provide leadership for property acquisition strategies and property development through collaboration and collective responsibility

Reporting and Communication:

  • Prepare detailed reports and presentations for senior management outlining potential acquisitions, projections, and market analysis.
  • Communicate effectively with all levels of the organization to ensure transparency and alignment on acquisition activities.

Continuous Learning and Improvement:

  • Stay updated with changes in real estate laws, market conditions, and industry best practices.
  • Continuously seek opportunities for professional development and process improvements.

Essential:

  • Proven track record of delivering a continuous pipeline of property acquisitions in retail or leisure sectors
  • An experienced negotiator with commercial acumen to secure the best locations and properties that will be financially successful
  • Comprehensive knowledge and understanding of Landlord and Tenant matters
  • A demonstrable strong network of property sector contacts

Desirable:

  • RICS qualified
  • You will need to be a confident communicator and experienced negotiator, always taking ownership of your performance. Whilst consistently approaching your work with a positive and proactive attitude.
  • Working closely with internal and external consultants, you will be experienced in overseeing the smooth progress from initial identification, financial appraisal, agreement of heads of terms, through to completion of lease.
  • You will be able to demonstrate a high level of resilience and commercial acumen, whilst adapting and overcoming various challenges as and when they may present themselves.
  • A good understanding of using in-house appraisal tools, as well as other IT and computer-based programmes is required.
  • The successful candidate will be able to show passion for the product whilst always conducting themselves in a manner which represents The Gym Group values and inclusive culture.
