SALARY: £85,911 - £95,000 per annum + Generous Benefits (see below)

LOCATION: Hybrid role working partly from the office in Ealing (W5), and the remaining time from home

JOB TYPE: Full-Time, Permanent

WORKING HOURS: 35 hours per week, Monday to Friday

JOB OVERVIEW

We have a fantastic new job opportunity for a Strategic Head of Asset Management with experience of commissioning and managing stock condition surveys and technical assessments and inspections, formation and management of large complex databases, who is organised and can work methodically with attention to detail.

As the Strategic Head of Asset Management you will join the friendly and hard-working Property Services department. The role is an integral part of the Senior Management Team and working with the other Heads of Service, both within Property Services and across the business, ensures the delivery of effective asset management and property services to all the Group assets.

Working as the Strategic Head of Asset Management, your role helps deliver the Asset Management Strategy and retains specific responsibility for the "Asset Strategy" workstream of Property Services leading the Asset Strategy Team to collect, analyse, appraise asset data and intelligence to produce investment and divestment forecasts for the organisation's assets.

DUTIES

Your duties as Strategic Head of Asset Management will include:

  • Support the Asset Director in ensuring the effective culture, direction, leadership, and delivery of all aspects of the service and deputising for the Asset Director when necessary
  • Develop and manage effective performance management arrangements across the service, ensuring the regular monitoring and reporting of appropriate performance indicators, standards, and targets
  • Commission 20% per annum stock condition surveys to ensure asset and particular component data is continually robust
  • Lead on the development and implementation of service improvements and corporate initiatives to deliver innovative and modern services that meets need of the business, its customers, and stakeholders
  • Provide vision and leadership to AS team by managing people, performance, development, health and wellbeing issues and resources effectively
  • Actively manage and monitor the property portfolio, ensuring that performance is optimised by developing, implementing and maintain tools that enable the accurate, ongoing relative assessment of property performance
  • Presentation of short-, medium- and long-term financial forecasts, based upon the investment profile of the stock portfolio
  • Devise and present option appraisals to inform business decisions to invest or divest in assets
  • Develop tactical asset management plans in conjunction with the Asset Director and regional staff
  • Facilitate the stock rationalisation programme and deliverables, working closely with the Head of Property Transactions to prepare reports for stock rationalisation and disposal
  • Using asset intelligence, facilitate and oversee asset data performance, investment planning and cost benchmarking

CANDIDATE REQUIREMENTS

  • Educated to degree level or equivalent and / or professionally qualified in a Management or Building, Asset Management related discipline and / or the ability to demonstrate relevant experience
  • Excellent verbal and written communication and interpersonal skills, with an ability to be organised and work methodically with attention to detail to meet targets and deadlines
  • Experience of building relationships to achieve shared objectives and goals, managing and motivating people and/or teams
  • Experience of commissioning and managing stock condition surveys and other technical assessments and inspections to collect essential data and intelligence on assets
  • Experience of devising and operating asset option appraisals models to maximise performance
  • Demonstrable experience and skills in formation and management of large complex databases
  • IT literate and proficient with Microsoft packages with the ability to analyse data, identifying risks, and producing reports from several systems
  • Experience of formulating significant value investment plans for complex assets and comfortable managing multi million investment profiles
