Head of Asset Management

Head of Asset Management. OUR CLIENT is an established and recognised real estate owner / investor who are expanding and are now looking for a Head of Asset Management to run the Team and a portfolio of Commercial and Residential properties.

THE ROLE will include the following duties:

  • Heading up Property Management and Asset Management teams.
  • Responsible for overall strategy and full day to day control of Property Management and Asset Management functions.
  • Setting and monitoring KPI's with commercial and residential property/asset managers.
  • Ensuring proactive management and negotiation of key lease events including rent reviews, break clauses and lease expiries with tenants.
  • Ensuring that statutory compliance and certification is kept up to date.
  • Ensuring that vacant properties are properly marketed with agents, reviewing, negotiating and agreeing HOT's with prospective tenants.
  • Assisting with drafting/amending leases and various other occupational documents and licenses.
  • Approving service charge budgets, demands and apportionments.
  • Supervising year end service charge reconciliations.
  • Overall responsibility for annual insurance renewal ensuring best value.
  • Ensuring timely management of all lease applications for consent including but not limited to alterations, assignments and underletting's.

THE PERSON: To apply for this role, you will:

  • Minimum 8 years comparable experience including at least 3 years in a team leadership position.
  • Must have come from a small real estate Consultancy/Practice/Asset Management firm.
  • Happy to work 5 days in the office to start with.
