Sales Manager

A regional house builder have a requirement for an experience Sales Manager to join their North West regional office.

Their developments consists of 2, 3, 4 and 5-bedroom properties, a mix of semi-detached, detached and bungalows that are finished with stone, brick and render. The range of properties cater for a variety of lifestyles with each property including fully integrated kitchens, thoughtfully-designed living spaces and all homes have turfed front and rear gardens as well as private parking.

About the role - Sales Manager

You will be supported to build productive internal relationships and exceed site sales targets. You will improve service provision to ensure efficiency and increase profitability through actively managing and supporting the sales team, monitoring performance and engaging with customer feedback.

Duties & responsibilities:

  • Effectively manage the consistent delivery of sales to meet the business plan - identifying and minimising risks; monitor and manage all sales targets progress and performance against budget expenditure; Ensure that plot sale values are maximised; conduct plot releases maximising price performance; identify variances to sales performance and target areas for improvement; identify profitability and trends of customer choices and extras; Monitor and analyse competitor activities
  • Provide 5* customer service, encouraging a customer centric approach within the business - ensure Sales Executives understand the importance of the customer journey; Identify areas for support and training and action; ensure the achievement of positive customer survey results and targets to achieve and maintain 5* HBF Status, excellent Trustpilot reviews and mystery shops; encourage and ensure good working relationships between Sales Executives and Site Teams; conduct regular Sales Executive Check In's, Sales Excellence reviews and site walks to identify and feedback areas of improvement and addressing any performance concern; Manage and resolve customer complaints; Ensure home handovers are of a high standard
  • Provide appropriate resources to meet business plan requirements at a site level - ensure development of all Trainee Sales Executives; lead the training of all new starters; manage and monitor resources, rotas, and commissions; ensure that all sales literature, details, and brochures are up to date, fit for purpose and available for use
  • Provide progress and management information reports that are accurate and up to date; Ensure that all reporting requirements are met within set timescales; effectively communicate progress reports and information to sales teams; contribute to site project meetings regarding current and forthcoming developments; Support the Sales Director with land appraisals and viabilities; Organise and manage development launches
  • Lead and drive the development and performance of the sales function - Provide clear direction and ensure expectations are understood and procedures are followed; Manage the performance of all aspects of the sales processes; identify potential within the team, ensuring talent is managed effectively; provide leadership and mentor support to Field Sales Managers

Requirements for the Sales Manager role:

  • Experience of leading and driving a sales team and good working knowledge of the house building industry
  • Experience in developing sales strategies
  • Possess excellent communication, sales and negotiation skills
  • Commercially astute and creative and innovative in sales approaches.
