Cobalt are delighted to be representing a substantial privately owned property investment and asset management company with extensive commercial real estate assets through out the UK. As they expand and plan the future growth of the business, a fantastic opportunity has arisen to join the inhouse team and deliver a professional property management service across the portfolio.
The role encompasses all aspects of Property Management with an emphasis on service charge budgeting and collection, working closely with the Asset Managers and Facilities Managers. This is a hands on role and the successful applicant will have an excellent track record as a specialist Property Manager. Additional day to day tasks will include but are not limited to:
- Progressing licences to assign leases, sublet premises, and to authorise alterations
- Liaising with Building Surveyors, Facilities Manager's, solicitors, and on-site personnel
- Dealing with landlord and tenant requests
- Reading and interpreting leases
- Reporting to clients and assisting Asset Managers in the provision of strategic and tactical advice
- Assessing rents, income flows and yields
- Inspecting managed commercial properties
- Providing Asset Management advice
This is a key appointment for the business and you must be able to demonstrate previous experience of managing multi-let property portfolios with a strong understanding of service charge budgeting and management. A minimum of 5 years experience is required, ideally MRICS. Excellent IT skills and a driving license are also essential.
