We are seeking an experienced Senior Maintenance Officer to work in a charity organisation in East London.

Purpose of Position

This person is responsible for maintaining a large hostel for the homeless (approx 155 rooms) communal areas, office space and the grounds the maintenance will be PPM's, reactive building works, renovation and repair of the building.

Working as a senior member of the maintenance team under the supervision of the Facilities Manager.

This role will use a wide range of skills, including but not limited to electrical, plumbing, carpentry, painting, some basic grounds maintenance and admin where necessary

Responsibilities & Accountabilities

  • To ensure that day-to-day repairs and planned maintenance for company (owned or sub leased properties) are efficiently and effectively carried out
  • Supervise and manage directly employed operatives and sub-contractors. Monitor the performance of internal operatives and contractors dealing with responsive and planned maintenance to ensure compliance with completion targets, quality health and safety and productivity
  • Working with the Facilities Manager to deliver the Compliance & Risk Register
  • Monitor budgets, commitments and expenditure. With the Facilities Manager generate contract and specification documentation taking a lead role in the supervision and monitoring of partnering contracts ensuring compliance with H&S and budgets.
  • Post-inspect completed works with Facilities Manager and check works in progress to ensure all work is carried out to the required quality. Undertake tenant consultation exercises and satisfaction surveys.
  • Scrutinise completed job tickets/invoices for accuracy and value for money and to deal with any irregularities prior to authorising payment
  • Raising of work orders, PO's, Invoice administration
  • Organisation of staff rotas in conjunction with the Facilities Manager
  • Maintaining a register of assigned equipment. Testing all equipment to a proper working order. e.g tools and ladders, Man Safe systems etc
  • Maintaining a proper inventory of equipment, supplies, and other necessary items required to perform duties assigned.
  • Asset management - for example fire extinguishers, fire blankets, access system, furniture making use of Green Project App, workshop tools, fridges, microwaves, dishwashers, etc.
  • Performing minor repairs to the building (s) plumbing, electrical system, and miscellaneous repairs to of doors windows etc.
  • Accepting and signing for deliveries to the building when necessary.
  • Maintaining security and safety systems Inc maglocks, third party access system
  • Calculating the amount of materials and time required for each project.
  • Performing other duties as assigned.
  • Deputising for the facilities manager in their absence.
  • Effectively utilise all computer and office-based systems to undertake your job
  • Ensure client's Health & Safety policies are applied and adhered to at all times by residents, staff and visitors
  • Report incidents / hazards in a timely manner

Experience Required

  • Maintenance coordination role, management of PPMs, and Health & Safety Management
  • Supervisory experience (overseeing 2 staff members) and contractor management

Salary up to 38'500 + 25 days annual leave and a competitive pension scheme
