Job Title: Rural Surveyor

Location: Dorking Head Office, Surrey

Work Schedule: Full-Time

Our client is a successful and esteemed property consultancy, with a requirement for an experienced Rural Surveyor to join their rural team. This position will be operating primarily from their Dorking office.

Role Overview

This position requires an RICS-qualified surveyor (or someone on the path to qualification) to join the Rural and Agricultural department. The ideal candidate will have recently achieved their CAAV qualification or be actively working towards it. This role involves providing professional advice and services to clients in the rural and agricultural property sector, focusing on valuation, land sales, utilities, grant schemes, and land use matters.

The rural team collaborates closely with the Land & New Homes and Estate Agency teams, serving a broad client base that includes farming clients, private and public landowners, and developers.

Key Responsibilities

  • Valuations: Conduct valuations of rural and agricultural properties, including farms, estates, and land for various purposes such as sale, purchase, taxation, secured lending, and expert reports for court proceedings.
  • Sales and Marketing: Assist in the sale and marketing of agricultural land, farms, and estates.
  • Professional Advice: Provide clients with professional advice on rural property matters, including tenancy agreements, succession planning, and diversification opportunities.
  • Property Management: Assist in the management of rural properties, including rent reviews and the negotiation of leases and licenses.
  • Rural Planning: Advise on rural planning matters, including potential development or change of use, new agricultural buildings, and collaborate with our Planning Department in Horley.
  • Compulsory Purchase: Advise landowners on compulsory purchase projects, particularly utility work.
  • Grant Applications: Handle rural grant applications, including CSS & SFI, and assist with emerging schemes like BNG and other Natural Capital Schemes.
  • Legislation and Trends: Stay informed about changes in legislation, regulations, and market trends affecting the rural and agricultural property sector.

Key Skills and Requirements

  • Qualifications: RICS-qualified with a strong understanding of rural and agricultural property matters. Recently CAAV-qualified or actively working towards CAAV exams.
  • Communication Skills: Excellent verbal and written communication skills, with the ability to explain complex issues.
  • Analytical Skills: Strong analytical and problem-solving skills, with the ability to think creatively and find practical solutions.
  • Travel: Willingness to travel to visit properties and meet with clients as required.
  • Requirements: Full driving license, and access to a car.
