Overall Purpose of the RoleTo deliver efficient and effective caretaking support to Torbay Schools to ensure that cleaning, Caretaking and M&E Services are maintained in order to provide a safe environment for children, staff and other users of school premises whilst complying with the Contractual, Health and Safety and PPP-I ML standards required.

Key Accountabilities

  • Promoting a safety culture and ensuring you are aware of and comply with all client and company health & safety procedures and standards at all times.
  • Following safe working practices in carrying out the required duties and ensuring that instructions specified by technical consultants, contractors and manufacturers are adhered to.
  • Carrying out security procedures for the building, facilities and grounds, i.e. security inspections, lock/unlock doors, activate/deactivate alarm equipment, identify repairs.
  • Completing PPM, carrying out routine checks and maintaining appropriate records including intruder alarm logbook, fire, water hygiene, repair orders, and heating system records book, carry out meter readings for the contract.
  • Supervision of team completing duties including; painting and decorating, first line maintenance of fixtures and fittings, basic plumbing, remedial works after break ins for which competence has been determined
  • Safeguarding approved sub-contractors and visitors by ensuring site inductions are carried out and access to buildings and keys issued in accordance with HSE, safe systems of work permits, security and contractual standards.
  • Supporting Supervision of team providing on demand cleaning services whilst using the cleaning equipment in line with health and safety training as cleaning duties are physical activities which will include pushing cleaning trolleys and manual handling
  • Communicating with the team to set clear work objectives, build team work, share and solve problems and promote a positive safety culture through daily communication.
  • Providing training and support for the department teams in line with the training plan to ensure they have the required skills to do their jobs safely and well.
  • Carrying out people supervision tasks including timesheets, completing return to work interviews and regular formal and informal performance reviews.
  • Supporting team in Providing porterage services including room set ups, moving equipment distributing deliveries
  • Monitoring and managing stock levels of consumable items such as fuel, grit, cleaning products, light bulbs/tubes etc and arrange to replenish supplies in accordance with current procedures.
  • Carrying out Fire Marshall duties
  • Providing support for TPI lettings of setting up rooms, locking and unlocking premises, checking rooms and equipment following hire and proving light cleaning duties following activity in accordance with the TPI letting agreement
  • Carrying out keyholder duties for emergency call-outs. Evening/weekend duties for lettings may be a feature of the job
  • Carrying out other reasonable requests made by your Line Manager including working in areas other than those to which you are accustomed to include: Site audits, hazard spotting, site team administration, client communication, workplace H&S management and maintaining of Operation integrity

Essential Skills

  • Proven experience in Site operational services /practical skills – Mechanical/ electrical/building fabric/ plumbing
  • IT and PDA Literate including word, excel and able to learn the basics of the CAFM system
  • Ability to organise, prioritise, and manage tasks to deal with the day to day demanding environment
  • Good spoken English and basic literacy and numeracy skills
  • High standards of cleanliness and well-presented
  • Health and safety to follow the right procedures & challenges unsafe behaviour.
