Franchise Support Advisor

Due to the nature of our roles, candidates must be a UK resident residing within commutable distance to Cleckheaton. Please note that we cannot offer visa sponsorship for overseas candidates.

RESPONSIBILITIES

  • Handle incoming enquiries from tenants, Franchisees, and their teams in accordance with agreed SLA's.
  • Provide first-line support to Franchise owners via email & telephone for queries regarding the CRM and dedicated systems relating to sales and lettings.
  • Offer troubleshooting assistance for CRM related issues.
  • Coordinate with relevant departments to resolve complex queries and escalate any unresolved issues to the internal IT team, or 3rd party providers where required.
  • Assist with the set-up of new rental properties, ensuring high levels of accuracy and readiness for tenancy processing.
  • Process move-ins for new tenants, ensuring all relevant paperwork is issued and the set-up of direct debits & deposits is carried out in accordance with legal & company standards.
  • Assist with the recovery of rent arrears under guidance of the Senior Franchise Support Advisor.
  • Process move-outs and notice-givens, providing final rent statements to leaving tenants, managing direct debit cancellations/adjustments, and ensure trackers are applied to the collection of final rent payments.
  • Upon request of Franchisees, issue rent increase notices and ensure direct debit collections are modified accordingly.
  • Manage gas safety checks, inform franchisees of required works, organise and schedule annual checks, monitor compliance requirements, ensuring all requirements are met and upload certificates to the relevant systems.
  • Stay up to date with changes in lettings legislations and have an understanding of the impact these may have on practices and procedures.
  • Administrative responsibilities including office facilities/operational assistance, and industry specific conference attendance (twice a year).

SKILLS & EXPERIENCE

  • Customer facing via telephone/email, utilising CRM systems and software tools is essential.
  • Experience in the Real Estate industry with an understanding of the lettings processes and regulations would be highly beneficial.
  • Experience troubleshooting system issues is desired.
  • Knowledge of accounting principles in relation to client accounting in Lettings would be advantageous.
  • Clear verbal and written communication skills with excellent attention to detail and a high level of accuracy.
  • Ability to meet deadlines, manage multiple tasks and prioritise work.
  • A positive and collaborative approach, with excellent interpersonal skills.
