Property & Tenancy Manager

An elite and prestigious property company based in Primrose Hill is seeking a highly skilled and articulate individual to join their team as a Tenancy & Property Manager. This exciting opportunity is with a growing business that manages a small, high-net-worth (HNW) portfolio of approximately 25 prime properties, along with an additional 80 Let Only tenancies. The company is renowned for offering clients a bespoke service, and they are looking for someone who shares their uncompromising standards and has solid experience in both tenancy and property management.

As part of a dynamic team of professionals in a young and expanding business, you will play a crucial role in managing a prime portfolio across North-West and West London, with occasional responsibilities extending further afield. As the portfolio grows, there will be opportunities for career progression and development, including the potential to expand the property management team.

Responsibilities:

  • Portfolio Management:

  • Oversee the Lettings portfolio across North-West and West London, occasionally managing properties in other areas.

  • Property Maintenance:

  • Coordinate general maintenance, instruct contractors, obtain quotes, and ensure timely completion of work.

  • Inspections and Reporting:

  • Conduct management inspections, report findings to the manager, and arrange necessary maintenance work following visits.

  • Pre-Tenancy Coordination:

  • Liaise with colleagues to ensure properties are ready for new tenants, including handling all necessary preparations.

  • Tenant Relations:

  • Meet and greet new tenants, explain your management role, and provide them with essential contact information.

  • End of Tenancy Management:

  • Advise clients and tenants on the check-out procedure and arrange check-out appointments.

  • Negotiate deposit releases for managed properties.

  • Refurbishment and Redecoration:

  • Organize and oversee refurbishment and redecoration programs as needed.

  • Compliance and Safety:

  • Ensure all safety certificates and health and safety requirements are up to date and that any necessary remedial works are completed promptly.

  • Tenancy Progression:

  • Manage tenancy progression for both Managed and non-Managed tenancies, including drafting Tenancy Agreements, Renewal Memorandums, and handling tenant referencing.

Attributes & Qualifications:

  • Meticulous attention to detail.
  • Passionate about delivering exceptional customer service and willing to go the extra mile.
  • ARLA Level 3 qualification is desirable.
  • Natural problem solver with a solution-focused mindset.
  • Excellent written and verbal communication skills.
  • At least 2 years of experience in tenancy and property management.
  • A team player who is equally comfortable working independently.
