Our client are seeking a Strategic Manager to lead the development and management of a new dedicated damp and mould team. This role is pivotal in ensuring the safety and comfort of our customers by adopting a zero-tolerance approach to damp and mould issues. The ideal candidate will have a strategic mindset and a customer-focused approach, with a minimum of 5 years' experience in property maintenance.

Day to Day of the role:

  • Act as the strategic lead for the management of all damp and mould cases, ensuring a customer-focused service and structural management to completion.
  • Develop and guide a new team to deliver high-standard core services.
  • Manage two damp and mould surveyors, two administrators, and oversee the specialist in-house D&M operatives.
  • Uphold a zero-tolerance policy to D&M, ensuring alignment with legislative standards.
  • Stay abreast of new guidance or legislation, adapting processes to meet statutory obligations and customer safety.
  • Identify trends in D&M occurrences and focus on permanent solutions to prevent recurrence.
  • Collaborate with the Housing Team to collectively resolve customer issues.
  • Responsible for achieving key performance targets, providing monitoring reports and action plans.
  • Lead in setting and monitoring maintenance budgets and contributing to Value for Money efficiencies.
  • Procure partnering contractors for complex D&M remedial works and manage contractor performance.
  • Work with external agencies and partners to develop proactive approaches to combat D&M.
  • Utilize IT systems effectively to manage caseloads.
  • Educate and provide guidance to customers for the mitigation of D&M.
  • Work closely with the maintenance manager to maintain core values and oversight of cases.

Required Skills & Qualifications:

  • Minimum 5 years' experience in property maintenance.
  • Experience managing a technical team.
  • Thorough understanding of damp and mould causation and remediation solutions.
  • Track record of successfully delivering and embedding new projects.
  • Root cause analysis and diagnosing complex building defects.
  • Understanding of building pathology and design.
  • Experience in procuring contracts and knowledge of procurement routes.
  • Ability to identify efficiencies and implement new processes.
  • Managing contractor performance using contract management frameworks.
  • Excellent customer care and communication skills.
  • Knowledge of building, health and safety, and CDM legislation.
  • Understanding of traditional and modern construction practices in housing.
  • Knowledge of building contracts common in maintenance.
  • Ability to draft tender documents/specifications/schedules of works.
  • Flexible working hours, including evening meetings.
  • Excellent IT skills, analytical modelling, and insight analysis.
  • Awareness of HHSRS applications and surveys.

Qualifications:

  • Minimum HNC in construction, building, or equivalent experience.
