Block Administrator

My client's are specialists in residential and block and Property management, as well as many aspects of domestic and commercial property maintenance.
Their clients range from individuals with one property through to letting agents that wish to outsource their management as well as freeholders, leaseholders, developers and receivers of rent.
They also work with other management companies to take care of their maintenance and facilities management.

They are looking for a Block/Property Management Administrator that has experience in this role or similar, Ideally, someone who has experience in dealing with transfer of property transactions.

This role will suit someone with a background in conveyancing.

The main responsibilities of the Block Management Administrator are to assist and support the Block Management team in the areas of compliance, administration and to be the initial point of contact for queries from leaseholders and contractors.

Key Responsibilities include:

  • Provide point of contact with Solicitors in provision of LPE1 Sales pack in conjunction with input from Block Manager
  • Place insurance on blocks we are company secretary on (ensuring all relevant information is supplied) Updating Annual Returns and acting as Company Secretary for blocks under management
  • Deal with lease extensions and liaise with solicitors where necessary.
  • Coordinating issuance of information
  • Tracking sales progress and Recording completions of sales including updating systems
  • Actioning BM's site inspections as they arise
  • Be the initial point of contact for all block management issues and liaise with directors and leaseholders when required.
  • Liaise with contractors and our in-house maintenance team for quotes, to organise works and coordinate access.
  • Liaise with freeholders and leaseholders regarding maintenance items or other issues relating to their freehold.
  • Review, complete and action audits on all aspects of block management
  • Liaise with BMs to ensure compliance is managed on all sites instructing contractors where required Deal with utility suppliers and ongoing bills for sites managed
  • Chase service charges and ground rent arrears and taking payments from leaseholders where accounts require additional support
  • Handle emergency out of hours calls (placed on a rota with other members of the team).

Pay: £23,795.00 per year

Hours -
Monday - Friday 9am - 5.30pm.
