Block Property Manager
Salary: £35k - £38k DOE and qualifications + company benefit package
Location: St Leonards on Sea
Hours: Mon-Fri 8.30am - 17.30pm
Full UK driving licence and own transport

You will already have a proven background within block management and ideally be an TPI member and have good technical knowledge of leasehold property and associated legislation.
Responsibilities:
- Preparing and agreeing annual budgets.
- Monitor expenditure and cash flow for clients so that they remain within budgets.
- Arrange insurance for properties, building and Directors insurance.
- Attend AGM meetings and other meetings when required.
- Deal with day-to-day general enquiries, in a timely manner.
- Prepare section 20 Notices for major works and liaise with the surveyors.
- Carry out quarterly property visits, report on your findings and make recommendations to clients.
- Instruct works within the property and oversee them ensuring they have been completed to a high standard.
- Actively seek new business support for the continued growth of the organisation
- Effectively manage Fire risk & Health and safety of all blocks and manage fire risk.
- Work within the guidelines of the TPI (The Property Institute)
- Attend training and keep your legislative knowledge up to date.
The right candidate will have the following skills and experience to apply:
- Proven background of leasehold property, and block management.
- Full UK driving licence and ideally your own transport.
- Great communication skills with the ability to build strong business relationships.
- A good technical knowledge of property/leasehold legislation and compliance.
- Ideally membership with TPI.
- Sound knowledge of service charge accounts, preparing budgets with excellent numeracy skills.
- Willingness to work towards achieving industry qualifications (fully funded by the company).
- Diligent, proactive and highly professional.
