Our client is a fantastic independent estate agency seeking to recruit an experienced Property Manager.

Joining a dynamic, fast paced department in a rapidly expanding company. This is a pivotal role servicing their clients and managing the company's property portfolio. Fostering relationships with landlords and tenants is essential in order to achieve portfolio growth and to provide an exceptional customer experience.

The Property Manager will be required to deal with the day-to-day management of their allocated properties within the residential lettings portfolio, including a wide range of properties from studio apartments to period family homes. The requirement is for a proactive, versatile and self-assured individual who will be able to carry out tasks through to a successful conclusion. The successful candidate will be organised, efficient, able to work quickly and accurately under pressure whilst maintaining excellent customer service at all times.

KEY DUTIES AND RESPONSIBILITIES

  • Daily maintenance and tenancy issues - liaising with tenants, landlords and contractors; dealing with maintenance issues, organising works following approval from the landlord, questions, advice, complaints and updates on any outstanding matter.
  • Compliance - ensuring all properties are and remain compliant and the relevant certificates and documents obtain as and when required.
  • Tenancy progression - from references to move-ins, ensuring compliance is in place including property licensing if applicable, pre-tenancy works, pre-tenancy visit.
  • Arranging appointments, following up and closing maintenance and issues promptly to ensure we are meeting service standards.
  • Accounts - invoices, statements, funds on account.
  • Carrying out property inspections using iPad and software, then reporting this to landlords and tenants and advising accordingly.
  • Updating of specified areas of the property management database.
  • Ensuring we are responsive and keeping all parties (both landlord and tenant) updated on any outstanding issue.
  • Deposits - negotiating deposit returns and submitting deposit claims.
  • Renewals - assessing, negotiating, and finalising renewals.
  • Providing property management advice within area of expertise to existing and potential clients including any upcoming changes in legislation.
  • Arranging inventory check in and out reports.
  • Any other duties as reasonably required from time to time.

REQUIREMENTS

In addition to a passion for property & people, the successful applicant must be commercially minded & have a:-

  • Strong work ethic and ability to adapt and work without supervision
  • Ideally have use of own car for property visits
  • Previous property management experience required
  • Excellent computer skills and experience using Property software (preferably Vebra Alto)
  • Highly organised, ability to handle a number of different issues at one time
  • Team player / happy to help with all aspects of the business as and when required and to cover when others are absent
  • Clear verbal & written communication skills
  • Thorough / eye for detail
  • Keen to learn new skills and adopt technology to support the role
  • Proactive approach rather than reactive
  • Be resilient, able to remain calm under pressure and work to deadlines
  • Enjoy speaking on the phone and building relationships with our tenants & landlords
  • Ambition to progress themselves and the department
