Property Manager (Operations and hands-on) - Block Manager - 25 days holiday, superb pension contribution and many other benefits ... solid residential block management experience essential for a Senior Property Manager to join a prestigious West End property company where you will look after the management of a small but high-quality portfolio of both period and modern style blocks including overseeing external managing agents and ensuring the needs of the properties are met. It is essential that you have been involved with running your own portfolio of fairly high-end residential blocks including experience of: preparing service charge budgets, overseeing section 20 projects, dealing with escalated and sometimes complicated issues with the properties and strong lease knowledge.

The role:

  • Proactively manage a small portfolio of residential service charge buildings
  • Prepare service charge budgets; ensure year end accounts are prepared and discrepancies communicated with Leaseholders within a timely manner
  • Oversee and resolve complicated issues, insurance claims, work closely with Solicitors in preparation of license to alter or any other licenses.
  • Undertake quarterly inspections of properties to ensure they are managed and in line with H&S legislation and good practice.
  • Issuing Section 20 notices and dealing with projects from start to finish, involving surveyors and ensuring communication is upheld to leaseholders.

About you:

  • Good solid block management experience including service charge budgets, section 20 projects, lease dispute resolution.
  • Experience of leading the management of a fairly high-end portfolio
  • Proactive approach to managing properties, with excellent customer service experience.
  • Strong understanding of leases including service charge obligations and landlord and tenant covenants.
  • Confident and able to prepare service charge budgets and deal with related queries.
  • Competent in dealing with professionals re preparation of licenses and covenants and any insurance claims
  • Good understanding of Commonhold and Leasehold Reform Act 2002.
  • AIRPM/MIRPM or ATPI or MTPI or AssocRICs preferred.
