Job Title: Maintenance Inspectors

Place of work: Merthyr Tydfil

Type of Contract: 6-month FTC

Hours of work: Monday - Friday (hybrid working / 4 days a week)

Salary: Up to £38,058

Job Summary:

As our new Maintenance Inspector, you'll share our mutual values and is passionate about working in partnership with tenants. For this role, you must have experience of experience of planning and managing day to day inspections and producing specifications of works. You have estimated the scope, cost and duration of works and monitoring relevant budgets as well has have worked with tenants, the public and other customers on a daily basis. You'll have experience of delivering, developing and managing customer driven services as well as have managed responsive and maintenance works on residential properties.

Core Responsibilities:

  • Carry out all aspects of properties to ensure the provision of an effective and efficient maintenance service.
  • Produce specifications of works which address repair and maintenance issues.
  • Be responsible for high quality delivery of contracts and monitoring on-going relationships with suppliers of materials and services.
  • Manage projects, ensuring that the overall project is completed in a timely manner and to a high quality.
  • Maintain high standard of quality throughout Repairs and Maintenance services.
  • Act as a focal point for customer problems, questions, or concerns.
  • Provide a supporting function to the line Manager and representing him/her in their absence.
  • Be responsible for investigating repair requests/complaints and recommending repair solutions.
  • Be available to attend and conduct meetings as requested.
  • Work with other staff to ensure resources are deployed to meet R&M prioritises.
  • Maintain performance management and deliver systems as instructed.
  • Undertake such duties as are reasonably commensurate with the level of the post, including supporting all operational areas within the Homes and Places team.

Your Knowledge, Experience and Qualifications

  • Good listening skills and ability to work well with tenants and members of the public.
  • Good time management skills and ability to work to deadlines.
  • Good communication skills both oral and written.
  • Able to work on own initiative.
  • Ability to work as part of a team.
  • Good negotiation skills.
  • Good IT skills - including Microsoft Word, Teams and Excel.
  • Ability to prioritise and manage own workload
  • HNC/HND Building Surveying
  • Possesses a current driving licence with full access to a vehicle whilst in work.

Desirable

  • If you have worked in a Housing association that would be an advantage but its not essential
  • Ability to maintain accurate manual records.
  • Good knowledge of all aspects of the building industry.
  • Good knowledge of Health & Safety legislation and an ability to put this into practice.
  • Knowledge of using a schedules of rates.
  • Thorough understanding of the legal requirements, duties and responsibilities relating to general building works and social housing.
  • Capable of organising and controlling the progress of contractors.
  • Ability to assist in analysing information, including financial would be a helpful but not a dealbreaker.
  • If you have any relevant formal Health & Safety training such as NEBOSH, IOSH, CDM, SMSTS that would also be beneficial.
