Maintenance Surveyor

  • Location: Essex Area
  • Salary: £35 per hour
  • Job Type: 6 - 9 months contract
  • Work pattern - remote

We are recruiting on behalf of high-profile social housing provider, looking for a dedicated Maintenance Surveyor to join their team. This role is responsible for conducting pre and post-inspections for responsive repairs, void works, and cyclical repairs within the assigned area. The ideal candidate will ensure exceptional customer service, manage contractor performance, and oversee a significant budget, ensuring quality, compliance, and value for money.

Day to Day of the Role:

  • Delivering a comprehensive Repairs & Maintenance service, including surveying, disrepair works, and major/complex works.
  • Conducting diagnostic inspections, surveys, and technical reports, offering accurate technical advice.
  • Managing insurance claims, property inspections, and liaising with adjusters and insurance teams.
  • Serving as a technical lead during the handover of new developments to ensure quality control.
  • Controlling budgetary spend within the area of operation, reviewing invoices, and resolving contractor submissions.
  • Managing legal disrepair claims and Environmental Health Orders, providing detailed reports and managing complex repairs.
  • Coordinating with in-house service providers, M&E contractors, and external subcontractors to ensure top-tier service delivery.
  • Managing and coordinating empty properties to minimize rental loss and maximize returns.
  • Ensuring compliance with health & safety policies, including asbestos management.
  • Maintaining excellent customer satisfaction through proactive collaborative working with repair providers.
  • Keeping professional and personal development up to date.

Required Skills & Qualifications:

  • Diploma in Surveying, Property and Maintenance Level 3 or equivalent.
  • Membership of a relevant professional body (RICS or CIOB) is essential.
  • Knowledge of the Social Housing Sector and its regulations.
  • Demonstrable knowledge of building construction, standards, planning regulations, and relevant legislation.
  • Financial management skills within a contractor management context.
  • Intermediate level experience in Microsoft Excel, Word, and PowerPoint.
