Description
- Provide business partner support to the Property team on a day-to-day basis, including developing financial models that assist with decision making and drive cost efficiencies.
- Responsible for developing the annual capex budget alongside the Property team, including supporting with financials and reforecasting.
- Assist with the development of new operational processes to ensure a rigorous ongoing review of capex costs, that are also compliant with relevant accounting standards.
- Develop an awareness of the end-to-end Property process and use this knowledge to challenge existing assumptions and spot opportunities.
- Proactively apply new site build learnings to subsequent SAR budget process to drive accuracy, challenge and improve the investment appraisal process.
- Ensure that ongoing build projects and associated budgets are sufficiently reviewed and tracked, and that completed projects are closed off and capitalised in a timely manner.
- With assistance from the Financial Accountant, review monthly actual expenditures vs budget to identify and challenge overspend in a timely manner.
- Review and assist on contracts/contract reviews, ensuring the correct accounting policy is applied.
- Support the Finance Director in review and challenge of property related pre-opening costs and capex maintenance costs, assisting with implementing policies and reporting that will drive cost efficiencies and clarity on spend.
- Support the property team in identifying cost saving opportunities through review of subcontractor costs and quotes
Profile
- Qualified accountant (ACA/ACCA/CIMA).
- Excellent commercial awareness.
- Experience in property business, or other retail or hospitality experience preferable.
- Management experience preferable.
- Strong all round management accounting experience.
- Exposure to service charges and property related accounting and finance.
- Excellent interpersonal skills and able to partner with the Property Director, CFO as well as 3rd party contractors and suppliers.
- Huge levels of personal drive and curiosity to pull insight and drive change from a finance perspective
