Head of Property Maintenance Coordination

Salary: £35,000 - £37,000p.a.

Location: Dorking

Hours: Monday to Friday 9am - 6pm and every third Saturday 9am - 1pm (with time off in lieu the following week)

The candidate will assist and head the Property Management department and look after a portfolio of residential units and a team of 2 Coordinators. You will need to be a car owner and hold a full driving licence.

Our client is seeking both a people person, with the ability to build rapport with clients and their team quickly, and someone with management experience who can successfully drive a team forward to provide exceptional service, to landlords, tenants and contractors.

As the Head of Property Maintenance, you will be directly responsible for the success of the Property Maintenance service we offer; therefore, Property knowledge and prior management experience will be needed for this role. You will need to be a dynamic person with experience in Property Management/Maintenance in the Residential lettings market.

They are looking for someone who loves organising people. Someone who enjoys communicating face to face and on the phone with customers and suppliers.

  • Dealing with all property maintenance issues and reporting them on our CRM (Reapit)
  • Obtaining quotations from contractors and arranging maintenance works
  • Liaise with Contractors, Tenants and Landlords to ensure all statutory certificates are in place and renewed as necessary. To include but not limited to Energy Performance Certificates (EPCs), Gas Safety tests, Electrical Safety test, Boiler Services, Chimney Sweeping and PAT Testing.
  • Legislation focused, knowledge of current and up and coming compliance for landlords.
  • Dealing with End of Tenancy process and deposit returns, negotiating between Landlord and Tenant to resolve any damages and liaising with tenancy deposit scheme where necessary.
  • Oversee the smooth running of the department.

Skills required:

  • At least 2-3 years' experience in a similar role, with emphasis on client management
  • ARLA qualified (essential) with up-to-date knowledge of changes in legislation
  • Ideally, basic knowledge of heating/hot water systems; plumbing & electrical issues
  • Excellent team worker
  • Excellent IT skills Recording all accurate file notes on the property management system (Reapit)
  • Can multi-task and work under pressure.

  • Excellent telephone manner and communication skills
  • Excellent organisational and time management skills
  • A good sense of humour
