Property Surveyor - Damp & Mould

Our Estates and Responsive Repairs teams are responsible for the provision and delivery of high quality, effective and responsive estate services and repairs to our customers, residents, homes and communities. As Property Surveyor (Damp & Mould) you will lead on our response to damp and mould issues across our stock, ensuring that we are reactive to new issues, and proactive in identifying current issues. You will provide valuable technical knowledge, insight and experience to the team and wider business, as well as providing a professional customer experience to our residential and commercial customers and clients. Key ResponsibilitiesTechnical Lead our technical response to damp and mould, including carry out inspections and surveys to our residential, leasehold, retail and commercial stock as required, to provide in depth and detailed diagnosis of defects and repairs, including preparing professional reports and specifications as required and ensuring decisions are well documented and responsibilities of the team are clear Provide technical surveying support and expertise to the Estates & Responsive Repairs team, and wider business as required, including undertaking surveys, making recommendations and preparing reports. This includes working alongside other teams, organisations and external stakeholders Carry out surveys for legal disrepair cases, structural works, improvement and environmental notices as required Mentor trainee surveyors and providing training/coaching for Building Inspectors and other colleagues Carrying out other tasks required of our team of Property Surveyors, including deputising to cover periods of leave Contractor and Project Management Leading on the organisation's response to damp and mould, hold regular internal meetings with relevant staff to update and track damp and mould cases Manage and oversee individual projects, drawing up realistic timetables and ensuring time targets are met without compromising quality Regular liaison with partners and contractors delivering our response to damp and mould Ensure we achieve value for money, and that works are delivered within agreed budgets Stringently assess risks promptly, and work systematically to overcome or mitigate Ensure projects are developed in accordance with agreed internal procedural documents and current legislation and fully compliant with the design brief, and the Octavia's Standing Orders and financial procedures Ensure projects are delivered to in line with current good practice, achieving, timely delivery, quality, high customer satisfaction and value for money Customer Focus Provide a professional, responsive and reliable service to our internal and external customers and clients, ensuring high customer satisfaction is achieved Lead on ensuring our Damp and Mould Policy and processes are followed across the team, and identifying areas for improvement Ensure all customer contact is logged and recorded, call backs and responses to written correspondence is actioned within relevant timescales Working with other officers in the team, ensure that processes are in place for regular updates and communication with customers around issues of damp, mould and disrepair Develop and maintain positive working relationships with internal and external clients and stakeholders; including the HCA and local authority staff. Initiate and maintain good working relations with contractors, developers, agents and consultants Participate in the out of hours on call rota as required RequirementsFor this position, we have listed the requirements we believe are essential for this role: Knowledge and skills Relevant building surveying, building or architectural degree, RICS or Masters Degree Working knowledge of the Legal Disrepair Protocol Experience of dealing with and resolving damp and mould cases Good knowledge of Building Regulations, CDM Regulations, Planning and Party Wall Legislation Understanding of residential leases Understanding Fire Safety Legislation Excellent administrative and organisational skills Solutions focussed with an ability to problem solve Ability to produce detailed technical reports Good budget management with experience of producing cash flows and programmes Ability to handle busy workload and delegate Experience Extensive experience of working in property or housing maintenance Experience of working on partnering contracts Professional experience including - Party Walls, Specification writing, Energy Assessments and risk assessment Experience of project management, including complex projects, and delivering value for money Experience of dealing with multi-tenure properties and developments Mentoring/Coaching/Training other staff on technical matters Strong customer focus with excellent presentation and communication skills Analytical skills - ability to quickly analyse information into clear and concise recommendations Great organisation and time management skills, prioritising and ensuring targets are met A flexible approach to working outside core hours including occasional evenings or weekends BenefitsThe salary for this role is £50,983 with up to 10% pension contribution.We also offer a fantastic additional benefits: Flexible-working Life Assurance Employee Wellbeing App/ Mental Health Support Online GP Service Cycle to work Opportunities for self-development with over 60 courses available to self-enrol Opportunities to volunteer in our Charity Retail Stores or on our Befriending Program Together, we continue to build an inclusive culture that encourages, supports and celebrates the diverse voices of our employees.
