Centre Operations Supervisor (12-Month Fixed Term Contract) – Hounslow

Role Overview: We are seeking a dynamic and experienced Centre Operations Supervisor (COS) for a 12-month fixed term contract in Hounslow. The COS will oversee the overall operation of the centre, lead the site team, and maintain strong relationships with retailers. This role involves ensuring a safe environment throughout the mall and back-of-house areas, and working closely with the Property Manager to achieve financial and operational targets.

Key Responsibilities:

Financial & Leasing & Professional:

  • Develop and deliver the Service Charge Budget and corresponding reports, ensuring best value and compliance with RICS best practice.
  • Maximize ancillary revenue without compromising the established retailers or the Centre.
  • Collaborate with the Property Manager to coordinate and monitor the leasing process.
  • Ensure adherence to Mall Licences rules and regulations, preventing any legal protection under Landlord and Tenant Legislation through occupation of the Centre.

Product & Service:

  • Manage the implementation of the Centre Operations Manual.
  • Maintain confidentiality of redevelopment information and engage with third parties only as authorized.
  • Assist in preparing the Centres' quarterly Management Reports and ensure timely submission.
  • Accurately code invoices, manage associated expenditure, and ensure the service charge budget is not exceeded.
  • Monitor tenants' shopfits/refurbishments, ensuring presentation standards are maintained.
  • Act as the nominated person for Health and Safety, Fire Safety, and Environmental matters, ensuring the safety of all tenants and visitors.
  • Assist the PM in tenant management during entry and exit of occupational terms.
  • Be visible in the malls, directing the mall team to deliver excellent retail presentation standards.
  • Liaise with utility providers on invoice processing and cost management for tenants and the centre.

People Management:

  • Lead and direct all on-site staff, ensuring development and training reflect brand values.
  • Ensure staff compliance with the code of conduct on-site.
  • Assist the PM in reviewing and adjusting service levels and staff requirements.
  • Ensure delivery of statutory training responsibilities and compliance with company policies.
  • Liaise with team on personnel administration and management.
  • Ensure cleaning and security personnel are trained and professional.
  • Recognize and share best practice performance within the team.
  • Ensure delivery of excellent customer service and identify areas for improvement.

General:

  • Communicate and adhere to all company policies appropriately.

Desired Knowledge, Skills, Experience & Qualifications:

  • Experience in management and control of the Service Charge Budget.
  • Ability to liaise effectively with occupiers.
  • Strong understanding of property and facilities management.
  • Prompt and proactive engagement with clients and their agents.
  • Solid understanding of Operations and Health & Safety.
  • Excellent communication and IT skills, proficient with Microsoft Office.
  • Collaborative team player with a proactive approach.
  • Well-presented and professional demeanor.
  • Previous experience in budget setting, expenditure control, shopping centre management, and systems.
