Lettings Manager, £30,00-£35,000 + OTE £40,000-£45,000 - West Derby, Liverpool

Our client in West Derby and Huyton is a dynamic and rapidly growing estate agency specialising in residential lettings and property sales. With a focus on delivering exceptional service to both landlords and tenants, they pride themselves on professionalism, integrity, and commitment to excellence. As part of the expansion plans, they are seeking a talented Lettings Manager to join the team and play a pivotal role in driving the continued success.
Job Overview:
As a Lettings Manager, you will be responsible for overseeing all aspects of the residential lettings operations. You will lead a team of three portfolio managers, ensuring they deliver outstanding service while achieving and exceeding targets. Your primary objective will be to maximize occupancy rates, rental income, and landlord satisfaction, while maintaining high standards of compliance and customer service.
Key Responsibilities:
1.Lead and motivate a team of portfolio managers, providing guidance, support, and training as needed to optimize performance and productivity.
2.Manage the end-to-end lettings process, from property marketing and viewings to negotiating tenancy agreements and conducting inspections.
3.Develop and implement effective marketing strategies to attract prospective tenants and minimize void periods.
4.Build and maintain strong relationships with landlords, providing regular updates on market trends, rental valuations, and property management services.
5.Progress tenant referencing checks via a third party provider.
6.Handle landlord and tenant queries and complaints in a prompt and professional manner, striving to achieve satisfactory resolutions for all parties involved.
7.Monitor rental arrears and take appropriate action to minimize financial losses, including initiating legal proceedings where necessary.
8.Stay abreast of industry developments, market trends, and regulatory changes affecting the lettings sector, and ensure compliance with all relevant laws and regulations.
9.Prepare and analyse regular reports on key performance indicators, such as occupancy rates, rental income, and tenant satisfaction, to identify areas for improvement and inform strategic decision-making.
Requirements:
Proven experience in residential lettings, with a track record of success in a managerial or supervisory role.
In-depth knowledge of relevant legislation, regulations, and best practices governing the lettings industry.
Strong leadership skills, with the ability to inspire and motivate a team to achieve targets and deliver exceptional service.
Excellent communication and interpersonal skills, with the ability to build rapport with landlords, tenants, and colleagues at all levels.
Exceptional negotiation and problem-solving abilities, with a proactive and results-driven approach to overcoming challenges.
Attention to detail and a commitment to upholding high standards of professionalism, integrity, and compliance.
Proficiency in relevant software (ideally Reapit) and technology platforms used in property management and lettings operations, training will be provided for Goodlord and The lettings Partnership
Preferred Qualifications:
A relevant professional qualification, such as ARLA Propertymark Level 3 Technical Award in Residential Letting and Property Management or equivalent.
Membership of a professional body, such as ARLA Propertymark or NAEA Propertymark, demonstrating a commitment to ongoing professional development and adherence to industry standards.
