Property Manager

We are recruiting for an interim Property Manager for a well-established Stevenage based organisation.

This is a 3-month assignment approximately.

Working a 37-hour week - Monday to Friday.

This is a hybrid role - where you need to spend at least 2 days a week in the office in Stevenage, so living locally would be essential.

The main purpose of this position is to ensure the optimal performance, maintenance and financial viability of the company's commercial property portfolio.

You will be tasked with maximising on occupancy rates, implementing effective leasing strategies, maintaining compliance with relevant regulations and contributing to the overall success of the portfolio.

Responsibilities and Duties of a Property Manager:

  • Supervising day to day operations ensuring smooth running of the department and ensure that all functions meet established quality standards.
  • Collaborate with the Property team to address maintenance needs, repair issues and general upkeep of the properties.
  • Cultivate and maintain strong relationships with all the commercial tenants.
  • Manage the end-to-end leasing process from marketing to tenant screening to negotiating lease terms and agreements.
  • Develop and manage budgets for each property.
  • Coordinate rent collection and managing rent arrears.
  • Oversee and manage maintenance and repair activities- liaising with both tenants and contractors.
  • Conducting routine property inspections.
  • Be contactable for after-hours emergencies and incidents.
  • Plus any other ad hoc duties required.

Candidate Requirements for a Property Manager:

  • Good knowledge of landlord and tenant legislation
  • Previous property management experience.
  • Excellent communication skills - able to deal with people in a diplomatic, polite and tactful manner.
  • Good at problem solving and dealing with difficult situations
  • Ability to work well under pressure and be an effective and approachable team player.
  • Able to occasionally attend out of hours meetings in the evenings and at the weekends.
