Housing Operations Manager

We are looking for a Housing Operations Manager to join our Cambridge based client on an initial 6-month assignment. As the Housing Operations Manager, you will be responsible for the operation and maintenance of keyworker and residential units across Cambridge. You will provide accountability and leadership of the housing operations team and its external service providers to drive quality, efficiency and compliance. This is a full-time role based in Cambridge (hybrid working available but minimum 3 days a week in the office).

Key responsibilities will include:

  • Lead a consistent and integrated delivery of housing operational and maintenance services across the estate.
  • Manage and operate associated companies established to facilitate the operation of new developments and associated infrastructure.
  • Support the tenancy management team, ensuring high occupancy rates and maximisation of rental income, effective rent collection and high levels of resident satisfaction.
  • Develop a high performing and customer-focussed housing operations team.
  • Lead the procurement, management and delivery of all housing, common area and public realm facilities management services.
  • Drive high standards of statutory and regulatory compliance and health and safety performance across the residential estate.
  • Develop, implement and oversee the asset management strategy, in order to ensure a well maintained and attractive residential estate.
  • Develop and deploy annual business continuity plans.
  • Advise on site-wide facilities management issues with respect to future developments.

Applicants for the role of Housing Operations Manager will need to be able to demonstrate the following key skills and experience:

  • Significant experience in planning, procuring and managing Facilities Management services across a large residential use estate or portfolio.
  • Extensive experience of leading and managing operational teams.
  • Experience in producing complex budgets and delivering and reporting on them.
  • Experience in delivering high levels of statutory compliance and health & safety performance.
  • Excellent interpersonal skills and ability to communicate with operational staff, senior managers, external agencies and central support services at all levels.
  • Ability to lead and work within a team, plan and manage work activities, communicate and prioritise workloads.
  • Excellent communication & stakeholder relationship management skills at all levels.
  • Strong commercial acumen and customer focus.
  • Knowledge of service charges and operational cost budgeting.
  • Strong influencing and negotiating skills.
  • Ability to manage complex projects under time challenging conditions.
  • Contract management, administration & negotiation.
  • Demonstrable analytical and report-writing skills.
  • Detailed knowledge of statutory compliance, health and safety within the built environment.
  • Ability to motivate and enthuse others, including at a senior level.
  • Ability to present complex ideas to a variety of audiences.
  • Self-motivated to continually develop self and others.
  • Commitment to excellence in service delivery.
  • Chartered Membership of an appropriate professional body (e.g. RICS, CIBSE, IWFM, IAM, CMI)
