Maintenance Operative

Location: Central London

Reports To: General Manager, Estate Manager, Lettings Manager

Hours: 40 hours per week, 5 days per week (Mon-Fri primarily, with occasional weekends and public holidays)

Role Overview:

As a Maintenance Operative, you will play a crucial role in supporting the Estate and Leasing Teams by ensuring the highest standards of maintenance and safety for our residents. Your responsibilities will encompass planned, preventative, and reactive maintenance activities across three distinct entities: Built to Rent (BTR), Leaseholder, and Housing Association.

You will be actively involved in maintaining communal areas, conducting monthly end-of-tenancy turnarounds, and performing Health & Safety (H&S) checks to ensure estate compliance. Your work will support the General Manager, Estate Manager, and Lettings Manager in delivering an exceptional living experience for our residents.

Key Responsibilities:

Planned, Preventative, and Reactive Maintenance:

  • Conduct regular inspections and maintenance of communal areas and demised flats.
  • Address and resolve maintenance issues promptly to ensure minimal disruption to residents.
  • Perform repairs and upkeep as needed, adhering to safety and quality standards.

End of Tenancy Turnaround:

  • Participate in monthly end-of-tenancy processes, ensuring flats are ready for new occupants.
  • Perform necessary maintenance, repairs, and cleaning tasks to prepare units for leasing.

Health & Safety Compliance:

  • Conduct regular H&S checks to ensure estate compliance with regulations and standards.
  • Address any identified H&S issues promptly and efficiently.

Support for Estate and Leasing Teams:

  • Collaborate with the General Manager, Estate Manager, and Lettings Manager to address maintenance needs.
  • Provide support during high-demand periods, including weekends and public holidays if required.

Requirements:

  • Proven experience in a maintenance role, preferably within a residential or estate setting.
  • Strong understanding of planned, preventative, and reactive maintenance practices.
  • Knowledge of Health & Safety regulations and compliance requirements.
  • Ability to work independently and as part of a team, with excellent problem-solving skills.
  • Flexibility to work weekends and public holidays as needed, with a shift pattern based on a 40-hour week (5 days per week with 2 days off).
  • Primarily a Mon-Fri role, but availability for Saturdays and Sundays during turnarounds or as business requires.
  • Strong communication and interpersonal skills, with a commitment to providing excellent customer service.
  • Ability to perform physically demanding tasks and work in various weather conditions.
