37 hours per week (Monday - Friday, Flexibility Negotiable)

Thrive Homes is looking for an experienced Senior Lettings Assistant to effectively manage the market rent and the Rent to Home buy portfolio.

In this varied and diverse role you will carry out viewings, marketing and property management for our Thrive Places market rent properties along with annual homeplans and tenancy management of the rent to homebuy portfolio, ensuring the properties are being maintained and the tenants are working towards being able to purchase the property.

Due to the role, you must be willing to travel amongst our stock in Watford, Aylesbury and Hemel Hempstead.

Other Responsibilities:

  • Develop and maintain operating procedures to deliver a quality and consistent service.
  • Manage the whole lettings process including, viewings, negotiating offers & check in/checkout arrangements.
  • Protect deposits within the legislative timeframe and issue out the prescribed information in a timely manner.
  • Conduct routine inspections of properties to ensure that they are being maintained to a good standard by the tenant.
  • You will be required to conduct H&S compliance checks for all market rent properties and rent to homebuy properties owned by Thrive Places Ltd and Thrive Homes Ltd.
  • Carry out regular estate inspections of all market rent and rent to homebuy communal areas to ensure they are safe.
  • Carry out emergency light tests on estate inspections
  • Carryout research and use analytical data on market rents for any potential schemes Thrive Places Ltd may acquire in the future.

Requirements:

  • Property Management experience and knowledge is essential
  • Lettings negotiation experience would be preferred.
  • Strong communication and interpersonal skills are required
  • An understanding of legalisation for the property sector
  • Rent to Buy experience and tenancy management experience would be beneficial.
  • A willingness to travel amongst our stock
  • A full UK driving licence and vehicle.
